We've made it to Daylight Savings Time (although isn't it earlier than it used to be?)! The extra hour last evening was wonderful - spring really is coming. Ballymeade
Ballymeade is a gated 18-hole golf course community off Route 151 at the intersection of Route 28 (easy commuting access). Most of the single-family homes have been built within the last 20 years or so. In addition, Fairway Pointe is a small townhome community of 28 homes, with its own pool and prices in the $400,000 - $500,000s. The action starts at the clubhouse where the pro shop is located, along with tennis facilities, outdoor pool, fitness center, and seasonal restaurant.

The look is less manicured and more natural than most developments of this kind, which I find very appealing. (I used to live there!) The lots tend to be generous - it's not uncommon to find an acre or more - and most (but not all) of the homes have ample square footage. There are a variety of views and elevations, so distant water views and those cliched but true "blazing sunsets" are easy to find in Ballymeade.
Because the homes are relatively young, they are among the most architecturally interesting and certainly the most functional of Falmouth homes as a group. Prices range from the $400,000s into the millions, depending on location, size, and views.
There are a couple of community issues (for instance, a lawsuit against the developer of the adjoining private golf course) that a prudent buyer should evaluate; but these seem not to be affecting current sales, which are strong. Here's a sample of some great Ballymeade homes:

This is an age-restricted (55+) gated community, also off Route 151 but in Mashpee, practically at Mashpee Commons. This is the place for a resident on the go and on a budget. The townhomes tend to be in the $200,000 - $300,000s, and there is a lot to do! The clubhouse is central, with a couple of outdoor pools, an active card and game room, fitness center, and meeting rooms. The 9-hole golf course seems to be just right for the resident golfers. The homes in the final phase of development have just come on the market, with refreshed floor plans and amenities. Take a look!
