Sitting here on a wet and wild February day makes me long for the clear light and soft air of summer. The wind is blowing so hard there are whitecaps on Little Pond, and birds are beating their wings just to stay in one place!
  
So let's get in the mood: today's highlights are of communities that are organized around summer fun. Each has a pool and tennis courts; two have docks, one has an ocean beach. So here's to summer dreams - one could be yours. (Click on the picture or blue address link to view the listing.)
  
But first, there's something you should know...
The Critical Importance of Comps 

 

 

When an offer is accepted and a buyer is obtaining conventional financing, one step in the process that the bank uses is to have the house appraised. The value of the home must be comparable to the value of other homes similar to it in size, location, condition, and town assessment that have sold in the last 6-12 months. Otherwise, the appraisal will come in lower than the agreed-upon price.

 

When this happens, buyers and sellers go crazy! The buyer has bemoney houseen told that the price is too high; the seller may have made decisions based upon the price of the accepted offer. Everyone needs to adjust, and no one's happy about it. Appraisals have become especially tight during the last two years of our difficult market, as lending criteria have become very strict.

  

It's in everyone's best interest, therefore, if listing agents present appropriate comps to sellers when they are determining the asking price, to avoid a possible loss of the transaction. It's also important for selling agents to present appropriate comps to buyers when they are determining their offering price. This will remove a difficult and unpleasant stumbling block that can occur later in the process, and assure a smooth road to closing.

Great Harbors    

 

Great Harbors is a seaside community off Acapesket Road in East Falmouth. It has a 11 streets, over 300 homes, and a recreation complex that includes a clubhouse, pool, tennis court, playground, and dock. There is an active resident association that manages summer programs and the amenities. Fees range from $185 to $360 a year for use of the facilities. There is also usually a $250/year special assessment that funds improving the physical facilities on an ongoing basis. Most of the homes were built in the '70s. Some have been redone; some not. There's been a high turnover in 2010 and at present, as original owners move on.

 

There are currently several homes for sale in Great Harbors. In my opinion, some of the asking prices reflect a value that is higher than comparable sales there in the last

72 Cuttysark Road

12 months. We would do the research before making an offer. 

 

72 Cuttysark Road is a breath of fresh spring air! Nicely redone (including central air) and with a really spacious cathedral ceiling family room, this home is a delight. It is 1,328 sf and the asking price $389,000.

 

3 Starboard Drive is a bit larger, with 1,540 sf and also in lovely condition. It also has a main bedroom suite on the opposite side of the house from the other bedrooms, making it nicely private. In addition, the home is very close to the clubhouse and pool. The asking price is $396,000.

Condo Communities  
  
There are three condo communities that have pools and tennis courts, and one has a private beach. 
  

Falmouthport is a large community with clubhouse, pool,  tennis courts, and walking trails for the athletes and dog walkers. There's also a dock for canoes and kayaks. Some homes are on the water, but the swimming beach is two miles away.

182 Bayfront

If spiffy is what you want, spiffy is what you get in 182 Bayfront, a dramatic waterfront unit. Totally updated, including central air, the first floor is wide open; and the views are from almost every room in the condo. It's hard to find waterfront at this price, asking $399,000.

Treetops is a bit more upscale than Falmouthport. Off Woods Hole Road, it has not only a clubhouse, pool, and tennis courts, but also a private beach on Vineyard Sound. There is a newly erected wind turbine across Woods Hole Road - I don't know if residents in Treetops hear it or not, that's certainly something to look into. Here are the two that are currently for sale:

- 1,446 sf, $429,000. This is a typical Treetops unit - lovely space, distant winter views, comfortable square footage, and garage parking. This one has the additional advantage of being an end unit.

Sandcastle is tucked away in a residential neighborhood in Davisville, an historic Falmouth area near Menahaunt beach. But it's on the water, even has a dock and kayak storage; two pools, one indoor and one outdoor; tennis courts; and a quiet, off-the-beaten-path vibe. Only on
