Greetings!

Happy New Year! We've had our weather challenges, but surprisingly, I'm busy. 

Some of my recent sales are 73 Sippewissett Road (a captivating new home on almost 2 acres overlooking Woodneck Marsh); 21 Crescent Ave (an iconic Falmouth Heights cottage); and 14 Waquoit Farms Drive (a newer home with a beautiful backyard for my birder buyer). 

I'm also full-speed ahead with comparative market analyses for prospective sellers. Stay tuned...

In the spirit of the new year, I'd like to share the homes I'm most enthusiastic about that are currently for sale. I'm including a variety of locations, prices, and types of homes. Enjoy!

26 Round Pond Drive, Falmouth

Going from least expensive to most expensive, I'm starting with 26 Round Pond Drive. This is your quintessential summer cottage on pristine, 13-acre Round Pond. Swimming, boating, fishing outside your door for only $319,900.

 

215 Coonamessett Circle

Private, idyllic setting

Lochstead is a 1980's community on Coonamessett Pond (158 crystal-clear acres). All the homes are set privately, with woodsy views. There's a sandy beach on the pond, a place to store your kayaks and canoes, swimming pool, tennis courts, and the Manor House for lovely weekend dining with your guests in the summer. 215 Coonamessett Circle for $399,000 is a wonderful example of a Lochstead home.

 

There are two homes in the high $400's that I like. 50 Hummingbird Hill Road in West Falmouth for $489,000 is all about location. An easy walk to Old Silver Beach, the bike path, and walking trails, this is a comfortable 2,038 sf cape in a neighborhood but private.

 

17 Geggatt Road in Hatchville for $495,000 is my friend Stacie's house. It's big (2,736 sf), backs up to conservation land, and is in great condition. It's also down the road from Coonamessett Farm, one of my favorite places in town, and
across the road from a horse farm.

 

At $619,000 is 85 Hudson Street. This is a generous (2,784 sf), young (2006) colonial in the Heights. If this is where you want to be, this is the one you want to have.

 

Next are 5A and 5B Eric Clauson Lane in West Falmouth. These are two homes to be built, asking $695,000. Having just sold the first of these three homes, I can say categorically there probably is no better new construction in town in terms of quality, detail, and location. Exceptional!

 

27 Antioch Road

Saconesset special

Okay, if you ask me what my most favorite home for sale in Falmouth under $1 million, it's this one: 27 Antioch Road in West Falmouth for $845,000. Why? It's just beautiful! It's a classic New England colonial, but different from any I've ever seen, on 1.338 private acres in a very special community (Saconesset Hills) with a beautiful private beach on Buzzards Bay.

 

Here are a couple of compounds, homes with additional buildings. 371 Davisville Road at $849,000 is a registered historic home on Lower Davisville.  Set within the almost-acre of garden club grounds are the completely renovated main home, a party barn, and a gorgeous pool. Really beachy!

 

By contrast, 220 North Falmouth Highway at $875,000 is a 20-year-old home on over an acre of estate grounds with tennis court and really great guest house. Set down a long, winding driveway, you're in your own little world, but you can hop on the bike path behind the house and bike or run to the beach, restaurants, grocery store, post office, Woods Hole.

Concierge Real Estate

Since I describe my business as "concierge real estate", I'm often asked what that means. I can best answer that by describing my day yesterday.

 

The deadline for a Purchase & Sale agreement is today. Negotiations went back and forth until yesterday at 4pm. My buyer works in Burlington and lives in Wayland; the sellers are in Centerville. There was insufficient time for FedEx, so at 4pm (despite the disbelief of all the other parties) the documents and I got in the car, drove to Wayland, obtained signatures and a check, and drove back to Centerville to deliver the goods.

 

A long day, but a good day. Concierge real estate at its best!
