Things have been busy since I last wrote, with the birth of Zoe Rose Edwards, my eighth (!) grandchild, and a couple of sales with some very special Falmouth people. My friend Sharon, who is the owner and curator of the stylish outfits at Liberty House (Queens Byway in Falmouth Center and Water Street in Woods Hole) is moving three houses away from her present home, into a new house that just dazzled me with its detail and interest.
Her current next-door neighbors, Doug and Sheryll (the owners and innkeepers of the especially charming The Beach Rose Inn on Chase Rd in West Falmouth), came along to help Doug's mom (moving from CA) buy the home Sharon is selling.
Once in a while things just have a way of working out, and this appears to be one of those times. If everyone were as nice as this little group of people, the world and my work would be wonderful indeed! In the meantime, do go shopping at Liberty House, and take a tour of The Beach Rose Inn. I promise you won't be disappointed! |

Nadine's Pick of the Week
50 Chestnut Street has, in my opinion, been overlooked by buyers. It is small (858 square feet) and does need some work, but the asking price is only $234,500. It's really difficult to find a liveable home on a quiet side street in a good location (steps to Great Bay, beach and boat launch, and a half mile to Home Goods and Shaws, my essential shopping destinations).

The budget-minded buyer could make this a charmer with less than $25,000. The total cost of purchase plus renovations would be in the mid-$200's. This is truly unheard-of.
If the budget is bigger, the present home could be upgraded and an addition built for a total of less than $150,000. The result would be a comfortable, completely renovated home, still in the mid-$300's. There would be an immediate upside potential of a $100,000 gain.
The last aspect of 50 Chestnut Street that I believe separates it from all the rest is that, although the lot doesn't extend to the street behind it, the empty, unbuildable lot behind the house could be available for purchase for a reasonable price, making this an unusually good-sized, private lot. This is really great value for $250,000 - $350,000. Take a look! |

North Falmouth Land

Here is a lot for sale for the unheard-of price of $100,000 - AND it's in pricey North Falmouth! Take a look at this Wild Harbor Road property here.
The reason that it's priced so attractively is that the house will have a small footprint - probably around 734 square feet. However, with a 35-foot height opportunity in Falmouth, a buyer could build 2, 2.5, or 3 stories for a total of 1400 or more interior square feet.
And the view is fabulous! It faces south and west, over the marsh and toward the ocean. I see an interesting, contemporary, light, bright, and fascinating home that would be a joy to its buyer/builder/designer.
Take a look at 7 Eldredge Drive above, currently for sale for $599,000, as an example of a small (1152 square feet) but very distinguished, custom-built new home, also in North Falmouth. The difference between Eldredge Drive and the lot on Wild Harbor Road is that the latter has priceless views. With an asking price of only $100,000 for the land, a buyer could build a special home in a spectacular setting for the same money or less than market value as indicated by 7 Eldredge Drive. |

Old Silver Beach Opportunity

Here's a house with an easy walk to Old Silver Beach that has been overlooked for two reasons. Although it has 2272 square feet, it has only 2 bedrooms and 2 baths on the main level, and yes, it's a little tired. But it's the last house at the end of a cul-de-sac, always my favorite place to live; it overlooks the Herring River and conservation land; and it abuts walking trails through the woods and cranberry bogs that connect to the bike path.
I think this house has lots of potential, and with an asking price of $529,900, it will likely sell for a price that will support the work that a new buyer would probably do. I have current comps for homes in the neighborhood not in as good a location, but in excellent condition, that have sold in the low $600's.
