Hot Topic: Buying a Home with a Suite

When purchasing a home with a rental suite it's important to understand the difference between a Legal and Unauthorized suite. In short a Legal suite has been built in accordance to the City or District building code guidelines and is registered with the local Municipality. While Municipalities vary on their view toward unauthorized suites a Buyer purchasing a home with an unauthorized suite should be aware that the local municipality may not permit the continued use of the suite or increase taxes to account for the added services being used such as water, sewage and garbage collection.
