This month's article arises as a result of a customer from last month who ran into serious trouble with their electrical panel. This problem would have been averted with a scheduled annual inspection, saving both money and concern.

Sunday, August 10 we received an early morning call from a lady who had noticed a burning smell coming from her main panel in the middle of the night.  She had called Hydro One for help during the night. They disconnected the power to the house, fortunately before a fire started.
 
When the Doc arrived he was able to make the diagnosis that the main breaker had a loose connection and had been overheating so much that the entire panel was ruined.

As the story unraveled, the folks told how they had noticed strange things happening with their electricity; lights suddenly going off and on, the furnace starting up and shutting down for no reason.  The washer and dryer also were acting up.  They also noticed that their hydro bill had been steadily increasing by about 10% per month over the prior 7 months, with no increase in their power use.  This was all due to the progressive deterioration of the faulty breaker getting more severe by the month.
 
Preventative maintanance would have averted a costly repair for this family.
Four reasons to have your electrical system maintained
Preventive maintenance of your electrical system is designed to provide four benefits:  
 
1.  It can avoid serious problems that lead to expensive repairs. For example, identifying a cracked outdoor cap (masthead) before water pours down the inside of the mast and rusts out the electrical panel will save you from a full service and panel replacement.
 
2.  It provides an increased degree of safety, such as identifying worn, and loose breakers and receptacles long before they become a fire hazard. As breakers and receptacles wear out, their working temperature slowly creeps upward. This is often not noticed until the plastic is melted around the device (as in our client's case) or when the fire department is investigating the fire.
 
3.  It ensures that you to get the maximum lifespan and value out of your current equipment.
Loose junction points are vulnerable to arcing and corrosion which, in turn, causes more arcing and corrosion shortening the number of years your panel will last. Tight, secure connections are impervious to this deterioration.
 
4.  Finally, as an electrical system deteriorates, hydro that you are paying for is lost and wasted resulting in higher hydro bills each month. A well maintained system saves you money.
Electrical Inspection and Maintenance Program
Your electrical preventative maintenance program should include an exterior inspection of the incoming service for damage and wear.
It should include a thermal test of your electrical panel checking for hotspots in breakers and junction points.
It should include tension testing of receptacles and function testing of all GFCI receptacles.
 
Hot tip: Keep a log of ALL regular maintenance performed on your home. It can be a valuable tool when you decide to sell your home as it will assure buyers that the home they are considering for purchase has been well cared-for.
