New BP2 Land Use District To Assist Industrial Development
The City of St. Albert has adopted a new land use district called Business Park Direct Control (BP2). The new BP2 district redistricts approximately 31.7 hectares± (78.3 acres±) of land from Business Park (BP) in Campbell Business Park North.
The Campbell Business Park North Area Structure Plan was approved in 2003, with the intent to create a cohesive upscale business park with light industrial and business uses. In 2007, PJSJ Holdings Ltd. purchased the land from the City after a public call for proposals.
The absorption rate in Campbell North has not been vibrant in the past few years, and the developer-PJSJ has received land use requests for uses not permitted in the Business Park (BP) District. To accelerate the build-out of Campbell Business Park North, a wider range of land uses have been adopted by the City.
The Business Park (BP) land use district has nine permitted land uses and 13 discretionary land uses, along with design requirements for development, while Business Park (BP2) Direct Control District has 15 permitted land uses and 30 discretionary land uses, continuing with design requirements for development. In addition for uses not listed, City Council can furthermore determine if a land use may be allowed in the Business Park (BP2) Direct Control District.
