The Future of Our Industrial Land

On January 11, 2011 a Request for Proposal was issued to select a company to provide a comprehensive understanding of the industrial land market and demand affecting St. Albert, providing an assessment of the City's current path to achieving its Strategic objectives in terms of a balanced, sustainable and viable community over the long term.

The contract was awarded in late February to Millier Dickinson Blais, the largest economic development specialist consultancy in Canada and Watson and Associates Economists Ltd, one of Canada's leading land economics firms.

The Report was presented to City Council on July 4, 2011 and at the August 15 2011 Council Meeting, the motion passed that Administration identify 260-300 gross hectares (642-741 acres) contiguous and non-contiguous for future industrial land use in the Future Study Area Review. That report is due back to Council by December 31, 2011. Administration is also to provide options of 150-175 hectares (371-432 acres) contiguous and 150-175 hectares (371-432 acres) non-contiguous for future light industrial land use.

The Future Industrial Land Requirements Study determined how much land should be identified for industrial development and the characteristics that make them attractive for development such as having land that is "shovel ready", modes of transportation and routes, proximity to customers, proximity to suppliers, educated workforce and vibrant communities.  St. Albert is well positioned in most of  these attributes.

Once the Future Study Area Review is complete later this year, it will identify where the land for light industrial use should be considered.

Anybody wishing to develop in St. Albert today should contact Bob Stoyand at the Business & Tourism Development Department at 780-459-1743 or bstoyand@st-albert.net. Business and Tourism Development is happy to assist with determining what lands might be available for development and provide contact names and referrals to the land owners and developers.

With the completion of the Anthony Henday Highway and Ray Gibbon Drive there are many opportunities to consider.

Why did you start your business in St. Albert?

I was born and raised in St.Albert. I love this community and it has supported me and my family throughout our lives. I wanted to give back the same support by contributing to its economy as well as
assisting in the protection of the environment that surrounds us.

Who is your target market?
Supplying the oil and gas, agricultural, municipal, and resource industries, Scorpion Plastics & Environmental Solutions Inc. has become a trusted industry supplier of geomembranes and Scorpion Plasticsenvironmental protection products and services. Our in-house support staff and installation crews are trained in quality control, safety, and project management so that every new Scorpion Plastics geosynthetic installation is as reliable as the last.

What makes your business different or stand out from others?
As a geosynthetics specialist, Scorpion Plastics is often aware of materials and techniques that are not widely known in the mainstream. We can assist designers, facility owners, and engineers to design withthe best features of available geosynthetics. With our intimate knowledge of the geosynthetics market we can often suggest uses for geosynthetics that will save our clients substantial time and money. Geosynthetics can often be used where conventional construction techniques will not work.

Being an owner operated Scorpion Plastics Shopgeosynthetics supplier, installer and fabricator we are able to provide our clients with shorter turnaround times for supplied products as well as a substantial cost savings to help lower overall project costs.

Do you incorporate technology into your business?
We have recently updated and redesigned our website at www.scorpionplastics.com and we are currently looking at adding video content to help our clients better understand our processes and

ScorpionWhat is your favorite thing about St. Albert?
St.Albert is a community that provides a quality of life that I feel cannot be found anywhere else. The farmers market is exceptional and I love the mature and well maintained trees throughout the city.
