As you are probably aware commercial general liability insurance policies exclude coverage for pollution related exposures. These exposures can include mold, fungus, paint, lead, asbestos and many others.
Some potential exposures are:
· Vandalism on job sites that can cause release of paints, stains, adhesives and others.
· Errors due to maintenance of heating, ventilation and air condition equipment that can release airborne bacteria.
· The spreading, transportation or deposal of knows or unknown contaminated water, soil or other materials.
· Various lubricants, oils and other fluids stored at your facility or at off-site job locations.
· Spills or emissions from incomplete line hook-ups that cause spills or emissions.
· Vacant properties where water damage can cause mold growth.
Some things to consider when addressing your coverage needs:
· What supplies and materials do you receive or store?
· What process or services do you provide off-site at customers facilities?
· What kinds of risk do neighboring properties, or 3rd parties, represent?
· Do you transport products to or from your facility?
· Are there underground or above ground storage tanks on your property, or on sites you might be working?
Some coverage basics:
· Clean up costs to your facility.
· Clean up costs to 3rd parties due to property damage and bodily injury.
· Business Interruption expenses due to a pollution event.
