In the past two weeks, there has been significant movement towards identifying a facility for Western Sierra Collegiate Academy for the 2011-2012 school year.  There are several plans under consideration to ensure all WSCA students will be served next year.

This site is a wonderful 64,000 square foot building located in the Atherton business park in Rocklin near the intersection of Sunset and Highway 65.  The building is large, full of natural light and has a lot of room for growth!  We have taken the first steps to acquire this facility and make it a reality for our WSCA students.

In the past two weeks, several important preliminary steps have been taken by the Rocklin Academy Board of Directors.  First, a contract was entered into with a developer to work with WSCA for the acquisition and development of this site.  Second, the Board approved the signing of a purchase contract for the building, and on March 7, 2011entered into an Agreement to Purchase the Menlo Site, with several contingencies. Along with the standard contingencies, the contract gives WSCA a 90-day due diligence window to secure financing.  The price of the building alone is $4.5 million with an estimated total loan amount necessary of $8.2-9.0 million.

The Rocklin Academy Board is working with the investment firm of Piper Jaffray to secure financing for the purchase of the building and improvements through the issuance of tax exempt bonds (which they would then loan to Rocklin Academy/Western Sierra).  The loan would be paid back over a period of 30 years.  The process to determine our financing eligibility will most likely take all of the 90-day contingency period.  During this time we will submit documentation, schedule site visits and need to meet other qualification criteria. 

 

      In the meantime, our architect is working up plan proposals and we will be submitting our proposed plans for bids to general contractors, two of whom are familiar with the building.  All these steps are necessary so that once the escrow closes, and financing has been secured, we will be able to start the classroom construction right away.

 

      As soon as more information becomes available, the Facilities Solutions Team will send out an update.

Alternatives

As charged by the Rocklin Academy Board, the Facility Solutions Team (also known as the RWSCA Facilities Committee), which includes parents, staff and administration, has been working tirelessly to pursue all options for a facility next year should the Menlo location not be secured.  At this time, one option has real potential over the next few weeks, and all viable options will be presented to the Board for consideration.  It is a labor intensive process, and the collective wisdom of our community and the Facility Solutions Team has resulted in real progress.  Stay tuned for an announcement about a public meeting to discuss all of the viable options within the next three weeks.
