There has been a great deal of awareness paid to the fact that the military lifestyle can be challenging for military spouses who seek meaningful career opportunities. 5 Guidelines for Donating Unwanted Items

Donating items you no longer need or use is a terrific way to reduce clutter in your home and help those in need. But before you start filling up bags and boxes to take to your favorite charity, there are some guidelines to keep in mind:

 

1. Condition: Any household items donated to charity must be in at least "good" condition, according to tax laws. While donated items are expected to be used, they should not be stained, torn, broken, or otherwise in poor repair. A few light scratches, chips or pulled threads aren't a big deal, but if you can't easily repair the items you plan to donate before you hand them over, discard them instead.

 

2. Usefulness: The old 8-track player you found in the garage may still work, but since it's an obsolete technology, charities have no use for it. Unless you can find a collector who wants it, outdated items are best discarded. Same goes for clothing: the leisure suit with giant lapels and contrast piping may be good as a costume for Halloween, but pieces with classic styling and colors are best for donation.

 

3. Appropriateness: Churches and other organizations have a steady need for clothes, furniture, and household goods, but a set of skis or golf clubs, not so much. It's worth it to do a little research and find out what types of items an organization really wants and can use before you show up with your donation.

 

4. Value: If you have high-value items in good condition to donate, it will be your responsibility to substantiate your their value if you want a tax write-off. You may be better off selling them on eBay or Craigslist and donating the proceeds, so you can avoid potential paperwork and tax headaches. Besides, charities can always use monetary donations.

 

5. Accountability: Keep track of what you donate. Donations to charitable organizations are often tax-deductible, so make a list of items and their value for your tax records. You only need to note basic details, like "five pairs of kids' jeans," "three-seat sofa," or "turntable and two speakers." Some charities provide a list of typical item values on their websites, and some tax preparation software will even calculate the value of each item so you'll know exactly how much you can deduct. If the value of your donations exceeds $500, you'll have to file IRS Form 8283 with your tax return.

 

By doing a little research beforehand and following these guidelines, your donations will help charities provide the right items to people who need them most.

Is a VA Loan a Good Option in the Current Mortgage Climate?

With the implosion of the housing bubble and subsequent mortgage crisis, tightened credit standards and escalated loan review limited and often times debilitated borrower's ability to obtain a traditional loan package.  As traditional loan originations plummeted over the last few years, VA guaranteed loan funding actually increased by 168% since 2007, with 14% increase in the last year alone.  VA loan packages have not only been attractive to borrowers but increasingly to lenders.

 

VA loan default and delinquency rates have been the lowest of all loan packages throughout the mortgage crisis, particularly spanning from the end 2008 to the first quarter of 2012.  Delinquency rates recorded for 90 day defaults have steadily been recorded at just 2.2% for VA loans, less than half of that of all other conventional and FHA loans. Loan specialists were initially perplexed at these statistics.  VA borrower's statistically have higher debt to income ratio, strikingly low cash assets and lower credit scores.  Yet, these same borrowers are far less likely to default.

Tips for Building a Strong Landlord/Tenant Relationship

I would not call myself an expert, per se, but after more than a decade of managing our personal rental properties, I have learned a few things. On a recent trip to transition our house from one set of tenants to another one, I was asked by my mother why I put so much energy into making everything perfect when another set of tenants were going to come in and Tenant Tool Caddy treat it like a rental? I contemplated this question with every toilet and floor I scrubbed. I finally told my mom that I believe it follows the Golden Rule of "Do unto others as you would have do unto you". I want our rentals to be the type of home I would like to move into. In addition, I realized that I set this standard, in part because it is an investment in our family's future.  

 

Another component to my strategy, as a landlord, is to create a respectful relationship with our tenants. I want them to know that I care about the home and their well being while they live there. Taking a little extra time to do a walk through with your tenants and sharing the nuances that every home has will help establish the fact that you have taken the time to think through the things that may will impact their enjoyment of the home.
