Real Estate Corner | | Advantages of Hiring a Property Manager
Monica Schaefer
MilitaryByOwner Advertising, Inc.
If our recent article titled, "How to Avoid Common Pitfalls of Becoming Your Own Property Manager" didn't convince you that you can take on this endeavor yourself, and you are leaning towards hiring a property manager, then we have some advantages for you to contemplate.
Marine Property Management, Inc. in Stafford, Virginia, has been managing properties for over 6 years and offers this advice to homeowners who may be trying to make this important decision.
"The number one reason to hire a property manager is so that you don't have to deal with the stress of being a landlord," says Laura Gambrino. "Plain and simple, you have someone who will field all of the calls from your tenant and will take care of any issues they may have at the home. This is particularly beneficial for military families that do not reside in the same state as their rental property."
Not only does a property manager take care of those "inconvenient" calls, but they are professionals when it comes to the process of marketing and renting your home as well.
"We are well versed in the Landlord/Tenant laws, so you can rest assured that we will take the necessary steps to screen potential tenants for your home while following state and federal guidelines," states Laura. "We have also built a strong base for advertising and marketing the homes we manage, minimizing the time that your home will sit vacant."
Homeowners are naturally emotional about their home, which can make it difficult to price your home competitively. An experienced property manager has their finger on the pulse of the rental market in your particular neighborhood.
"Property managers are well acquainted with the neighborhoods they manage, which allows them to advise a homeowner on an appropriate rental price that will attract potential tenants." shares Laura. "We can also share useful tips, such as having a "no pet" policy will eliminate 75% of your particular target market. A lot of homeowners may not want pets in their home, but when they hear the statistics, it can help them to make an informed decision and to understand why it may take longer to rent their home."
When it comes to repairs on the rental property, a property manager that has established themselves in your community will likely have a network of qualified contractors that are reliable and trustworthy.
"We always know who we can rely on when we receive the late night calls from a tenant that the sink is clogged, and we know the work will be done professionally and on a timely basis." assures Laura.
The military lifestyle is one of quick transitions, which as a landlord this can have a whole new meaning. The process of marketing your home, screening tenants, and taking care of the property in between tenants has the potential to happen on a regular basis. Having a reliable property manager can take the stress out of owning a rental property.
For some, the decision of whether or not to hire a property manager is an easy one. For those that wonder if it is advantageous enough to incur the monthly fee, Marine Property Management offers this final piece of advice; "the piece of mind that you experience from hiring a property manager, that will take care of your home and your tenant as if it were there own, is priceless."

Home Safety - Top 7 Ways to Stay Safe and Secure All Year Long!
Courtesy of ADT
Home Safety is one of those things that we all care about, but we don't often think about it.
Most of us live in safe communities and trust our neighbors, but we can all see benefit from staying on top of some basic home safety tips. And while you shouldn't have to spend your time thinking about home safety on a daily basis, there is no better time than now to reassess your current situation and make sure that you are ready in the event of an unexpected emergency.
- If you're out of town, have a neighbor pick up mail and newspapers. Nothing says "I'm not home, come on in and take whatever you want" like a pile of delivered mail, newspapers or packages. Have someone you trust pick up all your daily deliveries so it appears someone is home.
- Make your home look occupied at all times. If it appears to a potential burglar that someone is home you greatly decrease your chances of a home burglary. This can be as simple as leaving a light or two on or leaving on the TV to be seen through the window.
- Don't hide spare keys outside your home. Leaving a key in obvious places like above your door sill, under a mat, under a flower pot or in that "secret" hidden fake rock that no one would ever think to search for is exactly where burglars look first.
- Install Motion Sensor Lights. Burglars rely heavily on the ability to NOT be seen when scouting potential targets and entering a home. Installing motion lights inside and outside your home will provide plenty of light for all to see. Use automatic timers when you're away from home
- Install a Monitored Home Security System. Don't just install a system that chimes when you come in and out of the house. Make sure that the authorities are actually notified in the event of a real emergency. Not only will you have security for your home, but the monthly monitoring cost can be offset by the homeowner's insurance savings.
- Add a Monitored Smoke Detector. A Monitored Smoke Detector links in with your Home Security System and alerts authorities at the first sign of smoke. For anyone with pets this is a must have. Remember that if you're at work or running errands, they can't let themselves out in the event of a fire.
- Install a Carbon Monoxide Detector. Carbon Monoxide is a silent, odorless, tasteless gas that can be deadly. You can purchase Carbon Monoxide Detectors at most chain retail stores like WalMart or Target. They are inexpensive and anyone can install in minutes. If you would prefer that authorities be automatically alerted in case of a CO leak, this can be added to most home security systems.

Military Life
| | Program Offers Free Museum Visits
By Terri Moon Cronk American Forces Press Service WASHINGTON, May 24, 2011 - Service members and their families can visit a wide array of museums free of charge from Memorial Day through Labor Day, courtesy of the second-annual Blue Star Museums program. Kathy Roth-Douquet, Blue Star Families chairman, and Rocco Landesman, chairman of the National Endowment for the Humanities, announced this year's program yesterday in San Diego. "Blue Star Museums recognizes and thanks our military families for all they are doing for our country," Landesman said", and simultaneously begins young people on a path to become lifelong museum-goers." Roth-Douquet noted the program's success in its first year. "We are thrilled that 300,000 military family members visited our partner museums in the summer of 2010," she said." We hope to exceed that number this year as the military community takes advantage of the rich cultural heritage they defend and protect every day. "We appreciate the NEA and the nation's museums who chose to partner with us," she continued. "We also are grateful to our friends at the MetLife Foundation, the lead supporter of the Blue Star Museums outreach initiative, whose generous donation helps make our work possible." This year, more than 1,300 museums in all 50 states, the District of Columbia, Puerto Rico, and American Samoa, are taking part in the initiative. This number includes more than 500 new museums, officials said, with the potential for others to join throughout the summer. The Blue Star Museums program runs from May 30 through Sept. 5. The free admission program is available to active-duty military and their immediate family members -- military ID holders and up to five immediate family members. Active duty National Guard and Reserve members also are eligible.
