It is always an exciting time when a branch of our military celebrates a birthday, so we would like to wish a Happy 235th Birthday to our United States Army! Be sure to take a look at the fanfare taking place in our Nations Capital this month to celebrate this momentous occasion.

As our family prepares to PCS from Arizona to Virginia this month, I know that families across this country are getting ready to do the same thing. Our USAA Corner this month includes articles that will help with several aspects of preparing for and executing a move to a new duty station, including overseas moves.

Do You Have Questions About Short Sales?

Despite rumors that Northern Virginia short sales are Orange Man Thinkingbeing approved and closed in 10 days it isn't true.   Since the introduction of a new government program Home Affordable Foreclosure Alternatives Program or HAFA on April 5, 2010 there has been a lot of misinterpretation of the guidelines by both buyers and sellers.

One of the first things you should do is call your lender. Not all lenders are participating in the new HAFA program. The next thing to do is read the OFFICIAL website for information on HAFA.

Making Home Affordable is the government site dedicated to providing you all of the information you need.

Be sure to check out the eligibility survey to see if you qualify for a loan modification under the Home Affordable Modification Program (HAMP)

If you search the internet you will find dozens hundreds of websites with information and misinformation about the program.  The document that introduced the HAFA program is 40 pages long and most people have not read the entire document.    Protect yourself by going to the official sources for information first.

Finally be careful not to be lured into scam suggesting you hire a third party for money to help you negotiate with your lender.  The government counselors do not charge to talk to you about your options.  Your lender will not charge you for discussing your situation and a reputable Realtor® will not charge you an upfront fee for listing your home.

Arm yourself with as much information as you can before you call an outside source to assist you.  It might save you thousands of dollars and months of worry.

PCS Doesn't Have to Mean "Pain in the Cash Supply"

Three ways to take the financial pain out of your next military move

If you're like the 700,000 military service members who are reassigned to new locations each year, you shell out an average of $1,725 for non-reimbursable expenses.

When you combine moving costs with the difficulty of uprooting your life every few years, relocations can take a big toll.  While some moving hassles are unavoidable, you can ease the financial pain of PCSing with a little advance planning.  Consider following this timeline for your next move:

What to do now:  Avoid budget blues

Whether your move is days or weeks away, develop a moving budget in advance to keep your finances on track and avoid last-minute costs.

Find out exactly what the military will cover, and what costs fall on you.  You can visit your family center for more information.

  • Budget for shipping charges, temporary housing expenses, and start-up fees for utilities.

  • Make a list of things you'll have to buy when you move in and estimate those costs.

  • Use this budget to determine how much you should save for your next move.

What to do before you leave:  Prevent moving mishaps

Some moving horror stories result from damaged or lost property.  So it's critical to have the right levels of insurance before you PCS.  In the case of a moving mishap, insurance can mean the difference between disappointment and financial disaster.

  • Find out how much of your personal property the government movers will insure.  If it's not enough to provide full protection, a temporary renters insurance policy could be an affordable way to cover the difference.

  • If you're shipping a vehicle, review your auto insurance policy to find out if moving-related damages are covered.  If they're not, ask your insurer about purchasing shipment coverage.

  • Put a plan in place to track your moving  expenses. Unreimbursed moving expenses can be an income tax deduction

What to do after you arrive:  Fine tune your finances

Once you settle into your new place, consider fine-tuning your finances to make your next move easier.  The stop-and-go that comes with a PCS - stopping everything and starting over again in a new area - can be a shocker to your finances.  Military members can find some relief by working with companies that "move with you" and serve your needs wherever you go.

Consider using online banking so you don't have to worry if there's a branch bank near your new home. You can also set up automatic bill payments to make your life easier during future transitions. Choose an insurance company that offers coverage in all 50 states and abroad, so you don't have to change providers with every move. Open a separate savings account and contribute enough each month to ease the cash crunch before your next move. Set up automatic transfers for investment accounts to ensure your savings habits won't slip. With the right preparations, your next PCS could be financially painless - leaving a surplus in your cash supply instead of draining it.

Two Financial Moves to Make Before Heading Overseas

  • Many countries don't allow foreigners to open new accounts or make new investments with U.S.-based financial services companies. So open your U.S.-based bank and investment accounts and set up periodic investment plans before you go. 
  • Many phones in Europe, including those on will not allow toll-free calls to the U.S., so be sure to establish an Internet bank account and conduct your overseas business online.

  • The United States Postal Service offers a change of address and a moving guide at usps.com.
  • Visit milspouse.org for information on schools, cost-of-living comparisons, and other relocation resources.

Overseas Change of Station (DEROS)

Overseas moves require more planning than domestic moves. Stay ahead of the game with careful preparation and USAA's help.

Get important documents in order at least six months in advance

  • Passports Medical and dental records Advance driver's license renewals International driver's permit (if necessary) Wills and powers of attorney Absentee voting information
  • Open all new accounts before your move
  • Many European Union countries do not allow new U.S. bank, loan, brokerage or financial planning accounts to be opened within the area.

Be prepared for your journey overseas

  • Get extra passport photos for overseas documents.
  • Learn about driving regulations overseas. 
  •  Update your vaccinations. 
  • If you own a firearm, make plans to store or ship it. 
  • Arrange for pickup of your unaccompanied baggage.
  • Find out what the country's entrance requirements are for pets.

Take care of your car or truck

  • If you're storing your vehicle, call about reduced insurance rates.
  • Remember, the government will only pay for the shipment of one privately owned vehicle.
  • If you're shipping your vehicle and you don't own it, get written authorization from your lender or lessee.

Governor Crist authorizes military discount travel in Florida's parks

While many soldiers might find themselves strapped for cash when it comes time for a family vacation this summer, Florida governor Charlie Crist has signed a new bill that will provide military discount travel to all active duty personnel, reservists and veterans heading to any of the Sunshine State's state parks.

PCS-Lodging SegmentThe bill, which Crist signed into law on Memorial Day, provides a 25 percent savings on annual passes to the natural wonders littering the nation's third largest state from the Crystal River Preserve on the Gulf Coast, to the shores of Lake Kissimmee state park.

Mike Bullock, the Florida Park Service Director, and himself a former Marine, claimed that it was an honor to support the troops in any way he can.

"The Florida Park Service is thankful for the dedicated service of the men and women who have served in our nation's and state's military, "Mike Bullock said in an official release "We are proud that the Florida Park Service is able to honor our military and their families who give so much to protect our freedom and the American way of life.

How to Prepare Your Kids for a Move

Moving is a major life event for adults - and even more so for children. As you plan your move, follow these pointers to help smooth their transition to a new community.

Explain why you're moving.

As candidly and clearly as possible, let your children know what's prompting the move.

It's only natural for your child to feel anxious about a move - after all, you probably are, too. Rather than dismissing their feelings, let them know you understand. Then brainstorm with your child to help them come up with ideas for addressing their concerns.

Find some good books.

There are many children's books that address children's concerns about moving in a positive way.

Demystify their destination.

The more your child feels familiar with their future surroundings, the more relaxed they'll be. Use photographs, maps, community web pages, chamber of commerce brochures and local newspapers to give them a better feel for the community. Highlight the advantages, but don't shy away from discussing any sacrifices.

Take them on a reconnaissance mission.

If possible, bring them on an advance trip to the area. Explore the neighborhood, local shops and recreation areas. See if their new school offers an orientation program. If not, a simple tour will go a long way toward making them more comfortable.

Let them help with decisions.

Find practical ways to let your children play an active role in planning the move. That way, the move will feel less like something that's happening to them and more like something they're participating in.

Consider letting them linger.

Moves that happen in the middle of a school year are trying for children and more so for adolescents. If it's practical, you might consider letting older children stay with relatives or trusted friends until the end of the school year.

Give ample opportunities for good-byes.

As they prepare for sad farewells, teach your children how friendships can endure, even if they're moving away. Help them collect their friends' phone numbers, mail addresses and e-mail addresses so they can stay connected.

Pack "must-haves" separately.

As you start boxing things up, isolate emotionally significant items like a special book, blanket or stuffed animal so your children can access them throughout the move.

Give them a social jump-start.

The sooner they're involved in school and extracurricular activities, the faster your children will create new friendships. If you move in the summer, getting them involved right away can guarantee they'll find friendly faces when they enter their new school.
