Absorption Rates illustrate the supply and demand by price bracket.
Months Inventory indicates how many months it would take to deplete the inventory if sales continued at the same pace as the prior three months. It also depends on the growth of the inventory too.
  
6 Months Inventory = Balanced Market
More than 6 Months = Buyer's Market
Less than 6 Months = Seller's Market
