Greetings from Myrtle Beach,


This summer season seems to me to be busier than any I can remember. The numbers back up my perception. Rental incomes are up in all of the top resorts and the city's sales tax collection, a good overall barometer of business activity, is breaking records. Link to Article 


Whatever happened to all those condos that were sold "pre-construction" during the 2004-2006 boom and then never closed when the bubble burst, the recession hit and the financing rules changed? The answer is encouraging. Check out "Developer Inventory Disappearing Fast" to find out the latest.


Not everyone is aware of it but the Grand Strand is home to one of the fastest growing university's in the country - Coastal Carolina University. Some of CCU's new buildings and ambitious plans are covered in "New Buildings, Big Plans for CCU".

If you've been following the Grand Strand real estate market for very long, you probably know there was a huge surge in pre-construction sales during the 2004 to 2006 time period.  In the following years, as we all know, the real estate market crashed (nationwide), financing rules changed drastically and the country endured a deep recession, So what happened to all those sales?  Click here to read more

New Buildings, Big Plans for CCU  


Many visitors and even property owners along the Grand Strand don't realize the area is the home of Coastal Carolina University, one of the fastest growing colleges in the country. Once just a small branch campus of The University of South Carolina, it has grown rapidly since becoming an independent university in 1993. Current enrollment is around 9000 students and plans call for that number to climb to 15,000 in the coming years. $245 million in new facilities are being added between now and 2015. Coastal Carolina University and its next door neighbor, Horry-Georgetown Technical College (also now with about 9,000 students) give our area a one-two punch when it comes to higher education.
