Greetings from Myrtle Beach!

In my last newsletter, I included an article about how sales activity typically picks up dramatically in January.  This year, the trend has been even stronger than usual.  I've already had 10 new sales (personally) since January 1.  For my thoughts on the big increase, check out "Condo Buyers are Back!".

URGENT -- Big oops on the announcement in the January newsletter for the iPhone app to allow you to search our MLS.  The code published in that newsletter was incorrect (It was actually the code for an agent in Charleston, SC).  The correct code is 9030.  This has been changed on my website.

This past weekend was huge in Myrtle Beach, with a holiday weekend, Valentine's day visitors and the Myrtle Beach Marathon producing an "off-season" boost.  More details in "Marathon Heads Up Big Weekend".

As usual, this newsletter provides info on a number of great purchasing opportunities.  There's been an especially impressive batch of new distress sale listings hitting the market in recent weeks.  Take a look at the "Best Buys" section for more information.
Condo Buyers are Back!

Compared to recent years, there seems to be a fundamental difference in the types of buyers I've been seeing over the last 2 months - particularly for resort condos. The big change seems to be the long-awaited return of several "categories" of buyers to the market.

Marathon Heads Up Big Weekend

 

Now in its 15th year, the Myrtle Beach Marathon is bigger and better than ever. Several course changes and logistical improvements in recent years have enabled the organizers of the event to increase the size of the field. Over 7000 runners participated in the marathon or half marathon this year. Perfect weather contributed to another great success. For more details on the race, see the articles below.

 

Also, Presidents Day Holiday on Monday and the additional influx of vacationers belatedly celebrating Valentine's Day made for an action-packed long weekend for the Grand Strand. The winter "off-season" gets shorter each year!

January Reports

Below are links to several detailed reports on the current state of our local real estate market complete with statistics for just about anything imaginable.  Please keep in mind that these statistics cover a broad range of properties and that particular areas or developments may behave quite differently. 

 

My comments:

 

Mixed bag again.  Some good news, some bad news. Bad news - distressed sales are still dominating the market, comprising a very high percentage of sales and exerting a downward influence on prices.  Also, available inventory for condos and houses ticked up for the first time in 8 months - hopefully just a seasonal phenomenon.  The financing is still tough, especially for condos (70% cash buyers in January).  On the good side, the pending sales for both condos and houses were up around 40% compared to January 2011.  This correlates with my personal observations as mentioned in my opening remarks and "Condo Buyers are Back!".
