WEATHER DAMAGE. . .
Your Roof, Home and Insurance
'The big one arrived' and we have a leak, what do we do? Will there be more? How do I protect my home from more damage? Waters coming in my window/fireplace/walls, can you help? Will my home owners insurance cover damage?
Many of the calls we have received over the last week have asked questions like these. The answers vary by individual circumstances and are not always able to be diagnosed over the phone. We will attempt to shed some light on these.
RAIN The answer is a resounding YES! There will be more rain in the forecast. This week and throughout the next few months. We check a number of weather sources regularly (see Weather in Review) and are confident it will be a record setting El Nino winter.
INSURANCE Insurance companies and policies differ, however a good rule of thumb is if the damage was caused by the storm you have a good chance of getting the damage covered. According to Chris at the The Studer Insurance Group you should call your agent or claims department to schedule an adjuster to determine if your damage what your policy will handle. Water damage usually is a covered peril.
WHERE IS MY LEAK COMING FROM? Water will find the path of least resistance, creating pesky leaks in any vulnerable spot of your home. Of course your first thought would be the roof, but leaks can be the culprit of cracked stucco, improperly sealed or deteriorated caulking around windows and doors, Leaks coming in from vents may not be a leak but driving rains coming in directly through the vents. Normal wear and tear to materials are also a reason for leaks.
Another area not often considered is your fireplace. Repairs of the fireplace where it meets the roof can be reflashed or resealed by a roofer, however we are finding many cracks in the chimney itself which may require a mason to correct.

MINIMIZE DAMAGES
When that rain starts coming in you of course want to protect your valuables. Cover anything that could be damaged with a waterproof covering (shower curtains make a good cover in a pinch), towels, rags, etc. Also use buckets and/or pots to catch the water that may be coming down. If your leak is coming in through a fixture do not turn on the fixture. And thanks to Susan in Gilbert, if you have young ones you may want to put tape on the light switch to prevent them from turning it on.
If you see leaking from a ceiling it is a good idea to puncture a hole where the drip is for the water to have an escape route. This will help minimize potential drywall damage that could be caused by creeping water.

The Do's and Dont's of Hiring Your Roofing Contractor
Now that the rains have come how do you choose a roofer? The following information provides some practical tips for choosing your roofing contractor, or any other contractor for that matter.
Credentials, Credentials, Credentials
- Make sure your contractor is licensed, bonded and insured.
- Check your local BBB, Registrar of Contractors.
- Check referral networks such as Rosie on the House, ToFixIt!, Angie's List, and any others you may find.
- Check the company website and references. If testimonials are on the website, ask if you can call one.
