Right Around the Corner!

Please accept my apology for not sending you my "monthly" newsletter since July!  The past three months have been extremely busy fact, many of our clients are finding the current market conditions the perfect time to make their move.  As such, it is looking like 2011 will be a banner year for Buyer's Resource clients!


Not only has the Steamboat Springs real estate market been exciting, but so have been this summer and fall!  Summer was highlighted by the USA Pro Cylcing Challenge.  The immense popularity and media coverage of this event caught a lot of locals off guard, including myself.  Spectator estimates for just the Steamboat leg (two days of the total five days) ranged from 5,000 to 40,000.  To see how well Steamboat was showcased, and to get an idea of just how BIG this event was, click here, and make sure you watch the YouTube video.  Steamboat was the ONLY town to host both a finish and start, and we were such a great host that there is now talk of its return next year! 


Summer's late arrival to the Yampa Valley also pushed back the fall colors, andgunderson deck peak color occurred a full three weeks later than usual; to the second week in October.  It just so happened we had a bit of snow at that same time, which made for a very picturesque landscape.  In fact, two weeks later that snow is still sitting on the top of Mt Werner, so it may still be there for ski season!


Ski season is only a few weeks away, so I hope you're getting your skis tuned.  The initial reports are that the la Nina weather pattern that graced Steamboat with near record-setting snowfall last year is coming back for a return visit this year.

Great Buys!


Here are some of the great buys I have helped clients close on over the past few weeks:



Paniolo Ranch - 35 acre ranch right in the middle of the South Valley and within 5 minutes of one of North America's most popular ski resorts.  Originally listed for $3.6m, last reduction was to $2.25m, client bought for $2.155m, includes a 5,000 sf newer home, barn, pond, water rights and ooohhh the views!





washburnSteamboat Blvd - Beautiful in-town log home between the mountain and downtown.  I helped these clients purchase a Steamboat Lake lot several years ago, and they were going to sell it after buying this home, but we thought we'd include the lot with our initial offer as a trade, and the seller took it!  Bought for $1m.






Beautiful Alpine Vista Townhome - 4 br / 4.5 ba, 2,800 sf townhome on the bus route and direct ski area views.  Sellers bought this property in 2008 for $965k, had it listed for $846,885 and clients (I also helped them purchase a condo back in 2006) bought for $730,000, or $115,000 less than list!





morganStagecoach Home - This well kept single family home was also purchased by clients I helped buy property before.  4 br / 3 ba, quiet, cul-de-sac locale with Stagecoach Reservoir and mountain views.  Bought for $387,500, which is less than $140 / sf, and less than what the seller bought it for in 2005.
