I hope you have exciting plans to celebrate the 4th of July this coming weekend! Here in Steamboat Springs we will have our annual parade and fireworks show - the latter of which is billed as the biggest and best ever!
Also, in keeping with tradition, the staff at Buyer's Resource will be hosting an open house at our downtown office, located at 118 8th Street, downtown, during and about an hour after the parade, which is scheduled to run from 10:00 AM to noon on Sunday.
To help celebrate our nation's birthday, we'll have free lemonade, watermelon, flags, balloons and Frisbees! It would be wonderful seeing you, so if you are in town please stop by! |

Edgemont Price Reduction Update Last week I had a number of clients contact me regarding the unbelievable price drop at the exclusive Edgemont condominium complex. Sorry to report that the 30% discounts they were promoting were only available for the next three contracts, and it only took five days for three people to seize the opportunity.

I have to give these developers credit, for they are doing what it takes to generate interest in their project. I also have to give those buyers credit for taking advantage when a great opportunity presents itself! |
Steamboat Best Buys
Following please find some of my personal picks for properties currently on the market:
Sellers have over $3.8 million invested in this beautiful country estate near Lake Catamount. Situated on over 15 acres, the main house is over 5,000 square feet with three plus bedrooms, three full and two half bathrooms. For the horse lover, there's a spotless barn / vet clinic with studio and office. By purchasing a Catamount Ranch & Club membership, the owner can receive ALL of the benefits that Catamount property owners can enjoy but at less than half the cost! Listed at only $380 per square foot, with Catamount homes fetching $500 or more! This property has been reduced by over $1 million to an excellent price of $1.999m.
Bank owned two bedroom / two bath Rockies condo only a few blocks from the slopes! Over 1,000 square feet second floor location with views of the ski area. This property is in very good condition and offered partially furnished. Rockies owners enjoy a year 'round outdoor pool, hot tub, concierge service and ski shuttle. The last comparable Rockies condo sold at $319,000. An excellent value at $199,000.
Stonebridge Park masterpiece nestled in one of the oldest stands of pines in the Yampa Valley and within a chip shot of the Rollingstone Ranch Golf Course, this five bedroom, five plus bath residence consists of nearly 10,000 square feet and a guest quarters. I mentioned earlier about the significant price reductions at Edgemont. However, the one thing that I can't seem to understand is why it had to take the seller to first advertise that he was willing to take a discount for these three buyers act? Would Edgemont have accepted a 40% discount from a buyer before they made that public announcement? I guess we will never know.
As a real estate brokerage dedicated to seeking the best deal for my clients, it does not take an advertised offering to the masses for me to find a great opportunity. In today's market, if you are considering a property to purchase, who's to say that we can't create our own "special discount!"
If you have been thinking about a Steamboat property, wouldn't it make more sense to offer 30% below list now on a property you know is the one you want and not have to worry about competing with other buyers for the same property? Give it some thought and me a call or email if this makes sense.
