Exciting Times in Steamboat!
Greetings!
Ski Town, USA has been rocking this month, with the 11th Annual Musicfest, Ski Jam VII, and 36th Annual Bud Light Cowboy Downhill, t he latter of which was moved from the typical 1:00 pm start to 4:00 pm with a free concert to follow in Gondola Square.
February is going to start off with a bang as well, with our Olympian sendoff & community celebration on February 5, as we celebrate all of our local Olympic heroes as they head to the 2010 Winter Games. This includes igniting a 20 foot tall "Community Cauldron" (similar to the Olympic cauldron), fireworks, a special show by the Flying Aces aerial ski team starring Fuzz Federsen, and special celebrities, including past, present and future Olympians available to meet in person and get their personal autograph.
If you haven't heard, Steamboat has sent more Olympians to the Winter Games than any other town in North America!
The reason Steamboat Springs has produced so many world class athletes is because of the Steamboat Springs Winter Sports Club. And the major fundraiser for SSWSC is their annual Winter Carnival. In it's 97th year, Winter Carnival will be held from February 3rd - 7th. If you haven't made any plans to visit, there is still time, and it's well worth the trip. |

Market Activity Continues to Improve
As far as synonyms go, there is buy, bye and by. The former two could easily and accurately be used when describing the 2009 Steamboat Springs real estate market, especially by placing the word "good" in front of them. However, it really depends upon whether you were a seller or a buyer as to which of the two you would select.
As an exclusive buyer's broker, all of my clients could use the term "Good Buy" when describing their experience last year. Some could even take the slogan from the Guinness Beer commercial and use the exclamation "Brilliant!". This month's newsletter shows signs that 2009 just may have been the lowest point Steamboat real estate activity will ever see. The typical 4th quarter slowdown that has been occurring for the past 14 years did not happen. In fact, the recently completed fourth quarter of 2009 was the most active of the year! Properties priced at desperation sales prices are being fetched up, as opportunity seekers are beginning to emerge. Look for a slow, but steady increase as we come out of this recovery.
To find out more about what happened in 2009, who got the best deals and how more signs are pointing to a turn in the market, read today's newsletter, 'Good "Buy", 2009' by clicking here. |

Steamboat Best Buys!
These are from my November newsletter. Please see their status at the end of the property descriptions...
As an exclusive buyer's broker, I am committed to keeping my clients up-to-date on properties that represent the best opportunities in the market today. The properties below represent, through my research, some of those properties.
Please remember I do not accept listings. Therefore, these selections have been compiled from over 2,000 properties for sale (advertised or unadvertised) via REALTORS, owners and developers. Properties are selected objectively and without bias, based on their existing merits and not factored in is the potential for further negotiation. To better understand each property, I have identified any misgivings as well as features, as every property has certain nuances that I make clients aware of. Best Buy properties have been selected due to price, location, scarcity, quality, rental income and investment potential.
If you would like additional information on any of these, or if you would like me to conduct a personal Best Buy search with the features and benefits of your ideal property, please contact me.
