A foreclosed property is one that is now owned by the lender. Because the owner is no longer involved in the negotiation process, the purchase of one of these properties should be a relatively smooth process.
A "short sale" is a property that is still offered by the individual owner, but the owner is looking to sell it for a price short of what he/she currently owes on the mortgage. Offers have to first be negotiated with the seller, then approved by the lender. These purchases take more time to consummate, and at times can be frustrating, but can be done with a little patience and fortitude.

U.S. houme prices rose modestly in the third quarter of 2009 according to the Federal Housing Finance Agency's (FHFA) seasonally adjusted purchase-only house price index (HPI).
Even Florida's existing home sales rose in October 2009, marking 14 months that sales activity has increased in the year-to-year comparison, according to the latest housing data released by Florida Realtors. October's statewide sales also increased over sales activity in September in both the existing home and existing condominium markets.
