Halloween in Steamboat

Greetings!
It was hard to believe that with the snow (and wind) Steamboat Springs received this week that this weekend would include a balmy evening for Trick or Treaters on October 31.  The weather was conducive to a very pleasurable "Final-Final" golf tournament on the last day of the golf season at the city owned Haymaker Golf Course on November 1.

johns livingroomIn keeping with Steamboat tradition, Lincoln Avenue downtown was blocked off from traffic and turned into a pedestrian mall for kids and adults alike to celebrate Halloween.  Businesses hand out candy, french fries, fortune cookies, you name it, to passers by.  One merchant I spoke with told me he hands out 2,000 pieces of candy each year!

Found walking down main street that night were two soda cans, a 3 Musketeers bar and box of Barilla Linguini (our daughter, Maddie).

Wildhorse Gondola Construction

wildhorse gondieIt's been exciting this week to see the new Wildhorse Gondola towers going up!  The Gondola is an important aerial connection from the 47 acre Wildhorse Meadows master planned community (next to the Meadows / Tennis Center parking lot) to Gondola Square (the ski base).

Wildhorse Meadows has just completed three condominium buildings - Trailhead Lodge and two First Tracks buildings, with prices ranging from $179,000 to over $2 million.  The Range, a single family home lot subdivision, was launched in 2007 and sold out in only a few hours.  There are some resale lots available at The Range, and are priced from $495,000 to $675,000.  Wildhorse Meadows will also include townhomes, zero lot line homes and additional condominiums, along with a plethora of community amenities.  All residences will be within an easy walk to the Gondola.  Installing the Gondola, in these economic times, shows the developer's commitment to making Wildhorse Meadows a first-class project.

This picture is taken of the next-to-last tower as the gondola would pass over Mt. Werner Circle and head to Gondola Square in front of the nearly completed One Steamboat Place condominium building.
newsletter 09Market Bottom or Dead Cat Bounce?

That's the question my quarterly newsletter, the Steamboat Real Estate Analyst & Newsletter, proposes in this issue.

I found some significant happenings in our market this past quarter.  Have we hit the bottom, or, is it more like Wall Street's "Dead Cat Bounce" theory?

Steamboat Best Buys!

As an exclusive buyer's broker, I am committed to keeping my clients up-to-date on properties that represent the best opportunities in the market today.  The properties below represent, through my research, some of those properties.

Please remember I do not accept listings.  Therefore, these selections have been compiled from over 2,000 properties for sale (advertised or unadvertised) via REALTORS, owners and developers.  Properties are selected objectively and without bias, based on their existing merits and not factored in is the potential for further negotiation.  To better understand each property, I have identified any misgivings as well as features, as every property has certain nuances that I make clients aware of.  Best Buy properties have been selected due to price, location, scarcity, quality, rental income and investment potential.

If you would like additional information on any of these, or if you would like me to conduct a personal Best Buy search with the features and benefits of your ideal property, please contact me

Ski season is only 18 days away!  However, there is still plenty of time to take possession before the snow really starts flying.  Interest rates are still low, and there are plenty of opportunities in the market.  Give me a call (877.970.8885) or email and I would be happy to discuss them with you.

If you happen to be watching this coming Monday Night Football Game between the Denver Broncos and Pittsburgh Steelers, keep an eye open for me in the stands.  As a Pittsburgh native, I'll have to keep my loyalty to the team I grew up with.  I'll be sitting beside Ulrich (from my office) and who grew up in a Denver suburb.  It should be a fun evening, for sure!

Sincerely,
