The Good...Gas Prices Down!
Gas Pump Image With gasoline prices plummeting from record highs over the summer which led to a knashing of teeth for both vacation rental guests and nervous homeowners prices have retreated nearly 60% to a national average of around $2.00 versus mid $4.00 during the height of the summer 2008 season. With prices at these new low levels even cash strapped guests may decide that the cheaper fuel and travel costs will allow them to take that winter vacation that they may have foregone over the summer. We shall see.

We need each and every one of you to burn a ski (or two) this weekend! Legend has it if enough skis are sacrificed to the snow gods then the heavens will open up and bring Lake Tahoe a major dump! Seriously though, we need a good storm to get the resorts open and people thinking Tahoe! Burn those skis!
 
The (very) Ugly....Economic Conditions Bad Economy Image

OK... it is UGLY out there and there is absolutely no need to rehash all of that ad nausea. What to do? As professional vacation rental property managers we have identified a number of courses taken individually or as a package to combat the economic attacks:

A)    Price Competitiveness-We are aware of your competition and will and try and beat them to the punch

B)    Be Negotiable-Plan to offer a 10-30% discount and we will set your rack rate accordingly

C)   Staging:We encourage all of our homeowners to "stage" the home so that it shows it's best on the internet. Old, outdated furniture, plain white walls, lack of art and knick-knacks all add up to boring and non-productive photographs and video.We provide professional photography on our homes and we only have a few left that have not been shot. We will get to you in the next few weeks.

Bottom line: Don't assume what has worked in the past will work today. Think as if you are the prospective guest and put yourself in their shoes.

... Change to an active weather pattern for next week and the
Thanksgiving weekend...

Two areas of low pressure will affect the region this week. The
first arrives Tuesday and the second by late Thanksgiving day.

Rain and snow with the first system is forecast to reach the
central Sierra on Tuesday and spread into western Nevada on
Tuesday night and Wednesday as the low moves onshore. This system
will lower snow levels to 5500 to 6000 feet across the region for
Tuesday night and Wednesday. Computer models are showing abundant
moisture in the central Sierra with this system. This will create
the potential for significant snow accumulations in the Sierra
south of Lake Tahoe to Mammoth Lakes.

The track of the second system remains uncertain as it drops out
of the Gulf of Alaska. However confidence for the storm to reach
the area Thanksgiving day is increasing. Models have shown the
system may remain over the area Friday and Saturday... with cold
and moist conditions. Snow levels may drop as low as 4500 feet if
the storm passes overhead. The most likely time frame for
significant snow in the Sierra with this storm is Thanksgiving day
into Friday. Light accumulations may be possible for elevations
below 5500 feet... including portions of western Nevada.

If you have travel plans for the Thanksgiving Holiday in the
Sierra and western Nevada... be prepared for winter driving
conditions. Check our website at www.Weather.Gov/Reno for updates
on how these storms may impact Holiday travel.

Last month we checked on many of your heating systems to make sure they were actually running to prevent an early season freeze-up. Now you need to make sure your furnaces are clean and operating properly. Please let us know if you will be performing this yearly maintenance or if you would like our heating contractor to professionally check and clean your system.
