In the office space world, a seasoned Tenant Rep with an awesome level of expertise will guide the leasing or buying process to make certain the final outcome benefits the bottom line of the organization they represent.

Here are some of the advantages:

1. Tenant Reps even the playing field.

 

When tenants negotiate a renewal without a Tenant specialist, the landlord usually is in the drivers seat.  Landlords experience and knowledge of lease clauses and ability to wait out their tenants does create a substantial advantage.  An experienced Tenant Rep knows where all the hidden profit centers are in the lease and will distinguish the negotiable items from the nonnegotiable items.

 

2. Tenant Reps understand how landlords think and the best way to leverage it.

A Tenant Rep with a history of negotiating benchmark transactions understands what influences landlords decisions and therefore will concentrate on the right issues to negotiate the most favorable transaction for their client. Creating leverage entails expertise with regional markets, great relationships and a thorough understanding of the landlord community combined with the talent to present their client in the best possible light.

 

3. Tenant Reps understand the impact of office layout, location and amenities.

 

There are unique factors to the corporate tenant.  All facets must be explored when determining whether to renew your lease or relocate to a new facility.  Issues to consider include commute time for employees and executives, building image, amenities, public transportation, overall economics and much more.

Question: Mark, now that I have hired a Tenant Rep, what should I expect from them?

  
Answer: A Tenant Rep is like any other service professional. You should expect them to represent your interests, to give you good advice and to help you through every phase of the leasing process; that is helping you determine how much space you need, what are your most important selection criteria, and then finding and negotiating for the space that best meets your needs. Don't be afraid to ask your Tenant Rep all kinds of questions. Know how much money your broker is going to make on your lease. That will help you determine just how demanding you can be and how much work you should expect. Remember your Tenant Rep doesn't get paid unless a lease is signed, therefore their primary aim will be to make the transaction happen.  The Tenant Rep you hire to represent you, needs to care as much about your interests as you do. Ask questions, know your options. Make sure your Tenant Rep understands what is important to you in the lease negotiation.
