Intelligent professionals realize that the facility in which they house there company will influence their overall bottom line including earnings and employee morale.  Having the right attributes in a facility combined with the way in which the space is laid out and designed will influence how employees experience their work day and determine whether or not they will engage as well as encourage fellow workers to team together for the good of the company.  Today's Professionals will be conscious that their facility is one the biggest costs they will have to deal with.  Keeping that in mind, they will have to diligently stabilize costs associated with the organizations premises.

 

Typically senior management does not realize the harmful transformation now happening in the current commercial real estate atmosphere.  Recently, real estate assets have been selling at exceptionally high costs.  Construction prices have skyrocketed, and real estate markets are starting to firm up.  Property owners are straining to sustain the unbelievable premiums they've expended for these commercial real estate assets.  The future of their careers will rely on fulfilling shareholder objectives in addition to maximizing investment returns.

 

Consequently, landlords that overpaid for their real estate are becoming unwavering within their expectations.  The amount in which landlords are trying to raise the cost of space and reduce crucial concessions is growing.  Landlords are synthetically growing the size of their properties to help increase investor returns.  Landlords will also try to shift the potential danger of running a commercial real estate portfolio by simply requiring tenants to obtain high priced letters of credit in order to insure the lease is honored.  Landlords are attempting to move a good portion of expenses and exposure to the facility user.

 

The majority of landlords are effective at increasing return on their investments. They're proficient in fueling current market conditions in their favor.  The majority of tenants simply deal with office matters that are material in nature when their lease is getting ready to expire or when the Tenant needs to expand or contract.  For the most part, tenants don't have adequate practical experience to prevent the large number of mousetraps that present themselves in any market let alone  the current challenging real estate atmosphere.

 

Much like your landlord, I am totally focused on my specialized expertise in negotiating advantageous lease and purchase transactions on behalf of my clients.  Contrary to your landlord, I utilize my experience to protect the unique requirements of the facility user.  In other words, the tenant.  Conditions today demand that tenants use a skilled Tenant Advisor to exclusively negotiate and navigate the ongoing demands of a commercial real estate transaction.

 

I would like to point out that I do not ever work on the landlord side.  I am not nor will I ever be a dual agent.  My sole objective is to negotiate tenant centric lease or purchase transactions on behalf of companies, firms, organizations and corporations in search of leasing or purchasing the perfect commercial office space.
