Last year's election was all about change.  People wanted to see changes in government, healthcare, and more. Change was the theme.
 
Many individuals are bothered by change. They get comfortable with their lives just the way it is - even if they are going down the wrong path. And this includes business owners! 
 
People will continue to live or work in an environment they dislike because the energy required to make a change is disliked even more. But, in today's time of economic turmoil, business owners must begin to reexamine every aspect of their business and make change where it is needed. Savvy business people are reviewing their inventory and staffing needs, making changes and cuts where they can -- reinvesting their limited funds wisely.  Strangely, the one aspect that tends to be overlooked may be the expense that could be costing them the most money: real estate.
 
You see, the commercial real estate market has changed drastically and dramatically. Transaction volumes are down, vacancies are up and fear is rampant. And yet, real estate is a cyclical business. What goes up too quickly must come down, and often times quickly. 
 
Plus, when change occurs, confusion often follows. What to do becomes challenging because what once worked no longer works and you don't know why.
 
The solution - why change of course! First change your mindset and then change your action plan.
First your mindset. You either believe in "doom and gloom" or you believe this is a time of amazing opportunity. You can't control the economy, but you can control your outlook and response to it. Decide how you will respond and remain resolute.
 
Now, your action plan. Try doubling the focus and intensity with which you work without increasing your hours. Decide what's important and where the results will come from and focus on that. In other words - change what you're doing and how you're thinking.
 
And as you initiate change, the commercial real estate market will settle down and you will be in the position to take advantage of it's great opportunity.

Mark's Point Of View 
 
Question: Mark, I respect what you do and admire you as a Tenant Rep. I am marred by a bad partnership experience in the past. In moving forward with my business, how do I choose a better partner?
 
Answer: Thank you for asking me this question.  I am also not immune to your issues. Let's first define what a partner is. According to House Random Dictionary 2009, a partner is a person associated with another or others as a principal or a contributor of capital in a business or a joint venture usually sharing its risks and profits. Below are a few of the qualities I seek in a partner. Hopefully, these few thoughts will help you align yourself with partners that are congruent with you and your company:

1.  Follow Through: Someone who commits to a task and completes it to mutual satisfaction and on schedule. Someone who does it in a self directed manner.

2.  Implementer: Someone who is able to discern the appropriate action steps resulting in the deserved outcome.

3.  Problem Solver/Solution Oriented: Someone who can identify issues that can result in a problem and can help navigate towards a solution.

4.  Focus: Someone who possesses the ability to stay focused on necessary tasks through to completion, without becoming side tracked or interrupted repeatedly.

5.  Accountable: Someone who consistently accomplishes tasks and stays connected to other team members.

6.  Communicator: Someone who communicates well and consistently with others.
 
I also wanted to reiterate that we are requesting meetings with Professional and Corporate Office Tenants.
