Summer and all its splendor is just around the corner! The long days and warmer temperatures give us the opportunity to complete any necessary exterior home maintenance projects. The following information will provide you with some basic steps to ensure your home remains well-maintained and beautiful. Whether you do the work yourself, or hire a professional, a little advance planning and organization will help you complete these tasks efficiently and in plenty of time to get down to the serious business of relaxing and enjoying your summer. | Maintain Your Home's Exterior |
If you have not done so already, take a walk around the outside of your home and make a list of any needed repairs you find. Breaking projects down into categories and prioritizing them can help make a growing list more manageable. Break it down even further by deciding what you can do on your own and what might be better referred to a professional. Often times you can save money by doing some of your own prep work for bigger projects where you plan to hire help. For instance, if you plan to have your home painted this summer, consider power washing and making minor repairs yourself prior to the painters starting work. Consulting with a professional painter prior to starting the prep work is a good idea. They can point out any areas of concern and advise the best methods for your particular project, often saving you time and money.
To get started, trim back any trees and bushes from the side of the house and hanging over the roof and gutters. Take special care to have any dead or diseased branches removed from trees that may fall and cause injury, damage property or take down power lines. Remember to give the same attention to any outbuildings such as detached garages or storage sheds. Inspect the roof and gutters for any signs of damage. Shingles and metal flashing around chimneys, vents and in valleys should be firmly adhered. Buckling, curling or missing shingles should be replaced. Flashing should not show signs of lifting along the edges or corners. Flush out gutters and downspouts and inspect for any leaks. If you find leaks, thoroughly dry the area to be repaired and apply a quality, exterior caulk to seal any holes, joints or gaps. If you have a fireplace, take a close look at the chimney for any mortar and/or brick damage. Cracked or crumbling mortar should be removed and replaced with new mortar, known as repointing. Examine the brick or stone for signs of peeling or flaking, known as spauling. Significantly damaged or missing bricks or stones should be replaced. While some minor masonry repairs can be done yourself, it's generally best to consult with a professional if you see significant mortar and/or brick damage. Thoroughly cleaning and then sealing the chimney's entire exterior surface with a high quality brick and stone sealer will help reduce further damage. Have the inside of the chimney inspected and cleaned, especially if you use a wood stove or fireplace regularly during the heating season. Inspect siding, doors and windows for any gaps where air and moisture can pass through. Remove any old caulk and thoroughly clean any areas that need repair. Allow the areas to dry completely and apply a quality, exterior caulk to seal any gaps. Pay attention to the foundation during this same inspection. If you notice significant cracks or damage you should have it professionally inspected immediately. Examine decks and porches for any damage or rot. Replace any deck boards that are in poor condition and secure any loose boards or railings. Inspect your concrete driveway, sidewalks and patio for cracks and pits. Minor defects can often be repaired on your own but larger jobs may require a professional. Keep in mind it can be difficult to match a patch to existing concrete so you'll want to carefully consider repairs, especially in high visibility locations. After you have completed the above steps, power wash the house, garage, deck, porch, driveway, patio and sidewalk wherever there are stubborn dirt stains, fungus, mold or mildew. You can rent a power washer at most tool rental outlets. Read the instructions carefully. If you plan to use any detergents or bleach solutions, be sure to use the products recommended for the specific type surfaces you are cleaning. If you plan to do any painting, plan your power washing so that it is completed and all areas are thoroughly dry just prior to when the painting is scheduled to begin. If you have a wood deck you may need to have a sealer or stain applied. Again, make sure it is thoroughly dry before applying these products or painting. Following these basic maintenance steps each year will ensure your homes functionality and efficiency, as well as increase curb appeal. It will also help prevent needless damage and wear and tear that could result in more costly repairs in the future. |
