Proposed Zoning Amendments
Deerfield Township Trustees passed four (4) resolutions on February 13 initiating four (4) amendments to the Deerfield Township Zoning Resolution. As proposed, the amendments will create two new zoning districts and rezone certain properties within the Fields Ertel Road corridor to the new district classifications. The proposed text and map amendments and resolutions can be viewed on the Township website, www.deerfieldtwp.com (Departments, Community Development).
The amendments will be heard by the Warren County Regional Planning Commission at their regular meeting on February 28 and by the Deerfield Township Zoning Commission at their regular meeting on March 10. The date for the hearing by the Board of Trustees has not yet been confirmed.
The purpose of the proposed Residential Transitional District (R-TR) district is to provide appropriate and compatible transitional residential uses and densities between single-family residential uses and more intense users that may include office and retail commercial uses; and to allow for the development of high-quality neighborhoods that have an integrated design and that are interconnected with surrounding developments through both the road network and pedestrian paths.
The purpose of Business Transitional District (B-TR) district is to encourage the appropirate redevelopment and reinvestment of the Fields-Ertel Road Corridor consistent with the goals, objectives, and recommendation of the Fields-Ertel Corridor Study.

Deerfield Township Authorizes 5% Fee for Cable Providers
The Board of Trustees leveled the playing field for new cable providers who wish to offer service to DeerfieldTownship residents. On February 13, the Board passed a resolution enabling the Township to assess a 5 percent fee on new cable service providers, a fee that is consistent with Time Warner Cable franchise fees currently collected by the Township. Satellite users are exempt from the provision, and customers who switch from Time Warner to any other cable provider would incur no more than the current 5 percent fee.
The State of Ohio, per Senate Bill 117, recently authorized Cincinnati Bell to provide cable television service in WarrenCounty. S.B. 117 mandated a response from DeerfieldTownship within ten (10) days, or the Township would forego the ability to collect revenues from Cincinnati Bell. Inaction by the Board would also have resulted in Time Warner customers potentially paying a higher rate than Cincinnati Bell customers. Approximately 45 percent of DeerfieldTownship residents currently subscribe to Time Warner Cable.
