Welcome to this edition of the OwnerLand Realty Virtual Sales Meeting!

Whether or not you are an OwnerLand agent, our sales meeting is packed with important information to help your real estate business grow.

Always Recommend Title Insurance
 
Your Clients look to You as The Expert!
 
 The purchase of a home is typically the most expensive purchase your client will make.  Very often they will turn to their agent for sound advise.  You have a duty to work in their best interest!
 
An Owner's Title Insurance policy covers your client in the event of any title issue that might occur.  A one-time fee for the policy protects your client from any claim that may challenge their right of ownership.
 
NEVER recommend that your client NOT get Owner's Title Insurance!  You are opening yourself up to potential litigation.  Let's say your client looks to you and asks, "should I get title insurance?" and you answer with no.  If a situation arises regarding a title issue that threatens their home, they can claim that you told them not to cover themselves with a policy...You Can Be Sued!
 
Again, you are required as an agent to be working for their best interest!  You can be held responsible.

Did you know that Title Companies perform title searches only 10 to 42 years back in history?  Most companies only go back 10 years!  What if someone's interest is missed in the search.  What if a contractor places a lien on the property just after your buyer purchases it?  There are lots of things that could present a title issue on your buyer's property.
 
If your title company is charging less than the standard title rates, chances are they are not doing the full 42 years search.
 
WORK FOR YOUR BUYER!  Your job is to guide them through the home-buying process with good information so they can make the best decisions.  Leave the decision to them but be sure they are educated on the issues.  You are being a great agent and minimizing your risks at the same time!

This is a great website for your customers who have questions for the    $8000.00 Tax Credit being offer in purchasing a new home or the $6500.00 being offer to people who have owned their home for 5 years and are selling and purchasing a new home.  We are not tax people and I am sure you would rather have them go to the experts.

An Important Change in Depositing EARNEST MONEY!
check

You No Longer Need to Write The Account Number!

Simply write "OwnerLand Realty TRUST" on the back of the check.

National City Bank is in the process of switching to their new owner, PNC BankThe current account numbers will no longer work for your deposits. 
 
In an effort to simplify things for our agents, we made an arrangement with PNC Bank so that agents simply write OwnerLand Realty TRUST on the back of all earnest checks.  No need to know the account number. 
 
For Commission Deposits, write OwnerLand Realty on the back of the checks.  Again, NO number is needed! 
 
IMPORTANT!
Be sure all earnest checks are deposited in the TRUST account.  All other deposits should go into the general account.

Company Procedures are Important!

Email submission of files is a quick and easy way for agents to be efficient and compliant with broker requirements.

Agents need to follow the submission guidelines spelled out in the Agent Virtual Office on OwnerLandRealty.com.  The guidelines tell you all the required documents that need to be submitted in ONE PDF file to your manager in a timely manner.  You may also have additional documents not in the list.  I always recommend you include anything that you feel is relevant to the file.  

Our company constantly strives to keep costs down in order to keep our agents costs down.  If we need to spend added time on combining multiple attachments to make one file before review, it could effect your low closing fees!
