MARKETING STRATEGY and TRAINING WORKSHOPS

On Scheduled Thursdays, we will be holding a marketing strategy workshop and agent training.  All new agent orientations will be held on this day as well.  New agents must attend both workshops, but it's not necessary to attend both in one day.  Agents can attend one workshop or both as seating allows.

RSVP is recommended as seating is limited.

There will be an alternate training day each month to accommodate those who are unable to attend Thursday sessions.

Changes to the CABR Purchase Contract

~ Changes to Contract to Purchase, New Short Sale Forms,
New Lease/Land Contract Forms~

The Cincinnati Area Board of REALTORSŪ Board of Directors has approved a few changes to the CABR Contract to Purchase for use by REALTORŪ members.  They have also approved forms to assist members in facilitating leases, land contracts and short sales.  An explanation of the changes to the Contract to Purchase and the content of the new forms is provided below.
 
Notable Changes in the Contract to Purchase
 
Clause 3, Financing Contingency has been revised, to clarify that the settlement charges the seller is agreeing to pay are those allowed by the buyer's lender - not the seller's (in the event it is a short-sale, lender-owned, etc.).
 
Clause 7, Seller's Certification the seller is no longer required to certify the municipality in which the real estate resides.  This has been added as a buyer's responsibility under Clause 15, Buyer's Inspections.
 
Clause 8, Homeowner Association/Condominium Declarations, Bylaws and Articles has been expanded to include the Association's schedule of monthly, annual and special assessments/fees.
 
Clause 17, Title Insurance has been amended to provide more flexibility in payment options for owner's title insurance.  Previously, if the buyer checked the box indicating that he chose to purchase owner's title insurance to be paid for by seller, the seller was obligated to pay the entire cost of the premium.  The clause has been changed to allow the parties to agree on an amount that the seller will pay up to, but not to exceed.
 
Clause 19, Conveyance and Closing"homeowner/condominium association fees" has been added to this clause.   
 
New Short Sale Forms
 
The first form is Understanding Short Sales, which is an explanation as to how the short sale process works, specifically with the CABR Short Sale Addendum.  It is intended to be provided to buyers who are interested in pursuing a "short-sale" property to educate them in the process and prepare them for the uncertainty of pursuing a short-sale property.  The Short Sale Addendum is to be used only in those transactions where the short-sale will require third-party approval.  It establishes an agreement between the parties (buyer and seller) regarding their obligations, options and timing for pursuing a short-sale purchase/sale.  It creates a situation similar to a "contingency without notice" between the buyer and seller in that either party can terminate the agreement at any time without giving a time-period for the other party to remove a condition of the sale.
 
These forms address the reality of short sale transactions and are designed to explain and accommodate the transactions, keeping the best interests of all parties in the forefront. 
 
Important Note:  If you think you may become involved in a short-sale transaction sometime, it is important to understand the reality of this sometimes difficult type of transaction.  CABR is offering a 3-hour CE course on short sales next Wednesday, January 28, 6-9 p.m.  Click here for details and to register.
 
New Lease/Land Contract Forms
 
The Basic Information for Lease and Basic Information for Land Installment Contract forms are intended to be used as information-gathering tools for consumers to take to their attorney for use in preparing a lease or land installment contract.

Editor's note:  DO NOT use the old contracts!  Please discard them and use this newest version.  You'll find the new contract and forms added this week to the Agent Service Manual and through ZipForm.

Marketing for Success in 2009

As we quickly approach the next real estate season, most agents begin to plan their sales and marketing strategies that will give them the best bang for their buck. 

The problem most of us face is being able to separate or distinguish the difference between sales and marketing.  Not recognizing the difference can cost more money in the long run and result in less impact on business growth.
 
For the next couple of weeks, you will be receiving a series of emails ("Marketing for Success in 2009") that will help you learn how to recognize the difference between sales and marketing activities, determine a sales and marketing budget, implement a marketing plan that's easy to execute and follow through, and more. 

In addition, look for articles in the upcoming OwnerLand Weekly Virtual Sales Meetings and participate in our FREE Marketing Strategy Workshops. 

As you read each email and article, and participate in our free workshops, you will be able to plan your budget and marketing plan for 2009 more effectively and see an amazing increase in your sales and bottom line. 
 
You will also find how effective marketing doesn't have to cost a fortune...it just requires consistency, repetition, and most of all a plan. 

The following are being added to our weekly workshops.  Since seating is limited in our conference room, calling ahead to let us know you are coming will be helpful.


Round Robins
 
We are adding Round Robin sessions to our weekly Thursday Workshops from 2:00pm - 4:00pm.  Each week a focus group will be featured. 

Currently, our focus groups are as follows:
  • 1st Thursday of Each Month: Investing in Real Estate
    (Agents who invest in real estate or work with investor clients.)
  • 2nd Thursday of Each Month: Rookies in Action
    (New Licensed Agents)
  • 3rd Thursday of Each Month: Niche Real Estate
    (Commercial, Rental, etc)
  • 4th Thursday of Each Month: Potpourri (Miscellaneous Topics)

Lunch 'n Learns


Once per month, we will be hosting a Lunch 'n Learn for our agents.  Lunch will be provided to our agents by our business partners like, Cincinnati Enquirer, Wachovia, Well Fargo, ACE Title, and more. 

This will give our agents an opportunity to learn about services that are available to increase their business and provide value-added service to their clients.

AGENT SERVICE SPOTLIGHT

This is where we will make you aware of agent support services that are available free or at a cost.  We'll spotlight one free and one fee-based service each week. 

CONFERENCE ROOM
Cost to Agent: FREE (Tri-County Location only)

OwnerLand Realty's conference room located in the corporate office suite is available and may be reserved by agents to conduct their business, meet with clients, hold closings, and/or seminars.  Conference room is offered on a first-come-first-serve basis and agents should call ahead to check availability.

Agents may also call the leasing office at 513-771-1212 to reserve any of the 3 conference rooms provided by CMC Office Center-Springdale.  Conference rooms are reserved by providing corporate office name (OwnerLand Realty,) building 230, and suite number 215.

Conference rooms at other CMC Office Centers (Beckett, Beechmont, Blue Ash, Mason and Turfway) are also available.  Some locations incur a small fee (ie. $15/4 hours.)  Agents should call each individual CMC Office Center Leasing Office to confirm fees and availability prior to scheduling appointments at these other CMC Office Center locations.

VIRTUAL ASSISTANT
Cost to Agent: (based on one week intervals (Monday - Friday)
  • 1-5 hours: $15/hr 
  • 6-20 hours: $12/hr
  • 21+ hours: $10/hr
Agents may order administration support by the hour!  Our administration staff is available to handle any office and/or marketing support OwnerLand agents need including, but not limited to, setting up showings, mail handling, database management, taking property pictures, data entry, etc.
