Greetings!

We are pleased to provide this month's email newsletter from the GCA.  If you have trouble viewing it, please let us know. As always, we welcome your feedback.

Storm Drainage

Storm Drainage issues have been brought into focus by recent heavy rain, and have been discussed by the GCA Board. The Board does not feel it is GCA's responsibility to correct drainage problems on homeowner property. However, CARB members are inspecting some common area swales that are not draining properly. Residents can help by cleaning leaves and other debris from drains and culvert pipes.

Country Club Contribution  -Time to Vote!

Following several weeks of debate and consideration, the GCA Board is now calling for a vote on a proposed modification to Glenmore Country Club's contribution to the GCA, which represents the club's share of gatehouse and road maintenance costs.  The board is recommending acceptance of the proposal, which essentially halves the Country Club's contribution, and brings it more in line with actual usage of our facilities.

Within the next few days members will receive an invitation to cast their vote, either on line or by paper ballot, on the necessary amendment to the Covenants & Restrictions of Glenmore.

    Clubhouse

This is an issue that requires careful consideration, so full details and background information will be included with your voting instructions.  Once you receive this information, please make sure you vote, since any change to the C&Rs requires a two-thirds majority of members in favor, and a larger than normal quorum requirement.  Our C&Rs specify that we must hold a Special Meeting at which any final ballots may be cast, and this is scheduled for October 20, 2011 at 7PM in the clubhouse.  Final results will be announced following this meeting.

Luck Stone Traffic Merge

Luck Stone

GCA Board members have made representations to VDOT concerning the introduction of the new traffic signals at the new Luck Stone quarry entrance.  The new design does nothing to eliminate the merge of westbound traffic from Rte 22 into Rte 250 which is seen as a safety concern by some of our members.  There are no plans for signals to be applied to this slip ramp.  The board members' concerns were spelled out a meeting on the matter and in a subsequent letter, and VDOT has agreed to consider the matter.  However, it appears unlikely that any significant changes to their plans will be made, due to lack of funding.

And Still to Come...

Some previously announced activities are still moving forward, but we are waiting for planning processes to be completed.  These include:

Carroll Creek Crossing

- we are waiting for county approval of Glenmore Associates' planning applications for developing the first 18 lots within the new Leake section, just east of Carroll Creek, accessed via the new loop road.  As a result of the GCA board's involvement, part of this approval the County is now expected to stipulate that the existing 'temporary' stream crossing providing access to the soccer field and waste water treatment plant be made safer by the addition of guardrails and signs.

Rivanna Greenway Trail

- the GCA has signed the deed required by the County which dedicates approximately 100 feet of land adjacent to the Rivanna river to the County for use as a Greenway trail.  Glenmore Associates and the Glenmore Country Club are also signatories to this deed, since they also own sections of this land.  The County has not yet finalized the transaction, but once this happens, the Parks & Recreation department will become responsible for maintaining the trail along the river.

Capital Improvements Committee

- a meeting is being held this week to finalize proposals on the first projects identified by the Capital Improvements Committee.  Three subcommittees will present recommendations, which are expected to include improving landscaping and irrigation in our entrance corridor, improving gate access by the introduction of License Plate Recognition, and adding parking spaces near the gatehouse.
