We know that road work is messy and disruptive, but the Roads Committee and the GCA board are most appreciative of the cooperati on from residents in dealing with the current round of road repairs within Glenmore. It represents one of our largest expenditures, and is an important element in maintaining the value of our properties. Thank you for your support, and please bear with us a little longer as we repair cracks and re-paint lines.

Construction Impact Fees to go to a Vote

As previously announced, an agreement has been reached between the GCA Board of Directors and Glenmore Associates to propose Construction Impact Fees, to help offset road repair costs due to damage arising from construction traffic. These fees will only apply to construction in the new Glenmore sections (Leake, Livengood, and Glen Oaks), and will be on a sliding scale, rising to $1,500 per home by 2018. It's now time to put the proposal to a vote of members. The change will require an amendment to the Covenants and Restrictions of Glenmore, which means two-thirds of votes must be in favor, with a quorum of 30% of residents voting. You can expect to receive a letter with full details and voting instructions soon, in advance of a Special Meeting when the vote will be finalized.

Help Control the Trash!
|  Since we no longer have anywhere local to dump yard waste, and recent rains have increased the quantity of grass clippings, Dixon Trash has advised that some residents are now putting out too many containers for collection! Here is the guideline they have communicated to us: They will pick up one trash can plus up to five additional bags of waste per household per week. If you need to have more than that collected, they will do so for an additional charge if you contact them in advance. Otherwise they will leave the extra bags on your driveway. |

First The Preserve, now K2B?

The estate-sized lots in the "The Preserve", which lies in the Glen Oaks area to the east of the new loop road, have been available for sale for a while now. But more recently you may have noticed that regular-sized lots are being offered on the west side of the road. These are the first of the properties in section K2B, commonly referred to as the "Leake" area. The final plats for the first 8 lots, adjacent to the southern end of the loop road (also designated, confusingly, as Carroll Creek Road) are currently waiting for county approval. About 100 additional lots will be introduced at some time in the future, most of which will be accessed via a series of cul-de-sacs.
Because the new bridge over the Carroll Creek has not yet been constructed, both the Preserve and K2B sections will be accessible only via Farringdon Road.

Police Chief will Cooperate on Security

Members of the GCA board and Security Liaison Committee (SOC) have met with the new Albemarle County police chief, Steve Sellers (right), concerning security in our area. Chief Sellers has confirmed that the ACPD will continue the close cooperation is has developed with the SOC, and he has promised to come and visit the community to get a better understanding of our issues.

STOP when you Exit!

Following up on a series of complaints, the police have told us they will now be enforcing the STOP sign at the Glenmore Way junction, just beyond the gatehouse as you exit Glenmore. They will give tickets for reckless driving to vehicles that do not come to a stop there. It's particularly dangerous when vehicles approach from your left as you exit from Glenmore - occasionally they are going to Ashton Lane, and will pass directly in front of you - don't assume every vehicle is turning into Glenmore! The GCA plans to install an additional stop sign on the left side of the road, and enhance the white markings across the junction. Please be aware that Glenmore Way is not a private road, so once you reach the junction you are subject to the state's traffic laws.

Let's Keep our Roads Safe

At this time of year, with schools out and good weather, we have more youngsters roaming around our community and on our streets. We would like to remind residents and their families not to speed, to watch for people crossing at intersections, and for parents to make sure that their kids are not skateboarding in our streets. Have a safe summer!
