Printing Contacts by Category Starting out with Outlook, users may tend to view their contacts as address cards, but keeping track of contacts alphabetically may not be the most efficient way to work.
Having your contacts listed by category will let you target specific groups of people and then market to them individually. In the Task Pane on the left side, click on Current View by Category. You can double-click on a contact and open their record to work with them. Make your changes and then move on to the next record in that category. |

Americans Prefer Walkable Communities
(April 6, 2011) More Americans prefer living in walkable, mixed-use neighbor- hoods with easy access to local amenities, according to the
Community Preference Survey
by the NATIONAL ASSOCIATION OF REALTORS®. More than half (56 percent) of respondents say they preferred living in a walkable neighborhood over one that requires more driving between work, home and recreation.
Fewer Americans Struggle
with Mortgage Payments
(April 12, 2011) Fewer people are having difficulty making their mortgage payments this year compared to a year ago, according to a recent
Harris Poll
. Still, 22 percent of homeowners with a mortgage (32 million people) report having difficulty making their payments, down from 29 percent last year. The study attributes the decline in part to the fact that many of those homeowners who were struggling last year have lost their homes and no longer have mortgages. The percentage of people who believe their homes are worth less than the amount they owe also declined from 24 percent in 2010 to 21 percent this year.

MD/DC CRS Classes -
We can't do it without you!
The Education Committee has been busy scheduling classes this year to give you the opportunity to receive the most cutting edge education, which helps to improve your business and reach your goals.
We have received several comments about the location of the classes as well as pricing, which we can address for you here:
Location - The locations for the classes are based on the Boards and Associations that have been willing to work with the Chapter to provide these classes to their members. Ask your local Board or Association; the Chapter is willing to work with all.
Pricing - Let me start by saying education is an investment in your future as a Realtor®. The Chapter doesn't make a profit on the classes and if anything's left over, it goes back into more classes.
Here's a breakdown of the cost to put on a class:
- Instructor Fee - deposit to hold the date. This is nonrefundable if the class is cancelled
- National CRS deposit - nonrefundable, to hold the date as well as to do email blast for a two day class. Same deposit for a one day with no email blast
- Room Rental deposit
- National CRS - a fee is charged for everyone in the class to mark the tests and for the materials they print
- Food - if we are unable to get sponsors to supply lunch and/or snacks andit is too far for attendees to go and get back in time, the Chapter will supply your lunch.
We are here to offer you the educational opportunities to improve your business and to receive the most up to date cutting edge educational materials. We need you help to fill the classes. Please post the course flyers in your office, tell others how much your personal and business life has improved, and the level of expert information you received when taking a CRS class. We need and want your help to grow the Chapter and the awareness of CRS.

* * * * * * * And from Linda Kangrga, your Chapter President, a special request: Walkers Wanted Mid-May representing the central part of our theme: "Heart, Mind and Soul". I personally ask all of you who know a veteran or know someone currently serving in our nation's military in any uniform to consider walking with your family in this event which takes place on May 15th near the heart of our county beginning at Veteran's Plaza in Silver Spring. I ask you to invite other agents and their families as well and if you cannot walk, as I cannot do, then please sponsor someone else. Our goal is to have 10 walkers and to raise $1,000. Mental illness affects a growing number of people around us and the economic downturn only makes it worse for those who suffer and the whole family feels the effect if one member suffers. Far too many of our men and women in uniform are scarred in places no one can see while the wounds deepen and fester. Add to that the many young students who fall victim to mental illness and try to cope alone and in silence because they are afraid to be labeled. We have a modest goal if we all chip in even a small amount. Go to the NAMI.org Walk Site for further information and to join us in raising awareness of this problem. The Heart Component of our Chapter With a Heart Campaign this year will take place in October to raise money for the Heart Association and in September you are all welcome to donate shoes to the Soles 4 Souls organization at our luncheon in Ocean City. |

Have you seen this article at www.crs.com? As a Certified Residential Specialist, are you making use of the magazine articles readily available for you to share with your clients? Each month, there's a new two page newsletter full of timely information, waiting for you, one more way CRS is providing value to you, and you can provide value to your clients.
Home remodeling contracts come in all shapes and sizes, from a one-page summary to a 10-page document. But before you sign on the dotted line, the Federal Trade Commission advises homeowners to take time to review the contract carefully to make sure all the details are covered. Understanding the finer points ahead of time can prevent misunderstandings and mishaps later. Contracts should include the contractor's name, business address and phone number, and license number; payment schedule; who will obtain permits, if needed; and a detailed list of all materials needed for the job, including the product, brand name, size, color and model. Some contractors may include a visual presentation of the work to be done, such as sketches or a floor plan. Warranties covering materials and workmanship should also be included. Contracts should address how change orders will be handled. A change order is a written authorization to the contractor to change or add a task to the original work agreement, which can often affect the project's cost and schedule. Remodelers may require payment for change orders before the work begins. The contract should also include a clause explaining your right to cancel the agreement within three business days. The contractor will provide two copies of a cancellation form, one for you to keep and one to send back to the company if you decide to cancel. If site clean-up and trash hauling are not included in the contract, ask for a "broom clause", which makes the contractor responsible for all clean-up work. The contract may also include details on issues such as access to the home and care of the premises. Once the paperwork is signed, keep all copies in a safe place. Also keep track of phone calls, conversations and activities related to the project, and take photos as the project progresses. These records can be helpful in resolving any problems that may occur, either during or after construction.

for YOU to USE in your Client Newsletters/Communications: Plan on Selling Your Home? Selling your home? Beyond the basics of completing needed repairs and addressing any issues revealed in your pre-listing home inspection, it's also important to consider the effect your home's appearance will have on prospective buyers. "Staging" a home should be thought of as creating an appealing but neutral space that will allow buyers to see the potential of your home. Naturally, it's difficult to look at your own home objectively; it's yours, after all. So consider enlisting a friend to help you evaluate your space, or you may wish to hire a professional home stager to make your home the star of the show. Here are some tricks to consider: - Staging is more about subtraction than addition. A room stuffed full of furniture will looked smaller, crowded, and difficult to move around in. Ideally, only the basic furniture should remain in order to highlight the size of each room.
- Get rid of clutter! Pack up your everyday items on table and dresser surfaces, knickknacks, magazines, electronics, etc. You want buyers to focus on your home, not on your "stuff".
- Remove personal items from view. While of course you love displaying your family's photos and cherished mementos, they are a distraction for potential buyers. A buyer wants to be able to see themselves in the home and not feel as though they're in someone else's space.
- Take everything off the kitchen counters and display a few cookbooks and a beautiful glass bowl of lemons instead. A bouquet of flowers - real or silk - on the dining table is a nice touch.
- In bathrooms, get all of the clutter off the countertops and sink area. A few fluffy towels and attractive soaps can provide that "spa" feeling with minimal cost.
- Be sure walls and flooring are clean and maintained. Paint any rooms where the walls are in bad shape as well as any that have strong, "polarizing" colors. A potential buyer might find your red dining room and the purple in your teen's bedroom a real turnoff.
- Have the exterior painted if its condition warrants improvement. As with interior paint, neutral colors work best.
- A few large potted houseplants can soften a room and make it feel friendly and fresh.
- Don't forget the curb appeal of landscaping. Trim any overgrown bushes that may be blocking windows or walkways and remove any weeds. A few dollars' worth of bright flowering plants can be charming when planted by a walkway, doorway, and mailbox.
