Adding a Photo


Outlook's Contact Record is going to be information central for your contact management efforts.  Making the data as comprehensive and robust as possible will help you as you contact your SOI over the years.

Adding a picture to your contact's record is easy --  And you could add a picture of their home instead of the individual, if you'd prefer.

 

Go to the Contact Record, and then click on the Picture button.  Find the photo on your computer (having previously saved it), and then click "Add".

 

Once you've stored the picture in the Contact Record, you can go back and delete it from your computer.

New Chapter Bylaws:  I would like to say Congratulations to the MD/DC CRS Bylaws Committee for a job well done.  In less than a month they have been able to update the Bylaws and bring them in line with the new national bylaws.  They have also amended the Chapter's Policies and Procedures and revised the Chapter's Mission Statement.  Now that they have done their part, the membership is asked to take the time to review the new Bylaws on-line and vote to approve them at the first Quarterly Meeting scheduled for March 11, 2011 at the Suburban Club in Baltimore.  See the website for details.

 

I recently heard an economist explain why this year may be good for some of us in real estate in Maryland. Our chapter has already planned to sponsor 10 classes this year, so if you need a class or would like to retake a class to sharpen your skills, please be sure to look at the calendar on our chapter website to see which would work into your schedule.

 

The chapter had a number of affiliate sponsors last year who partnered with us to provide lunch and/or contribute to our chapter events in some way.  If you know anyone who you think might like to be a chapter affiliate this year, please have them give me a call.

Your Local Chapter News - AMENDED CHAPTER BYLAWS 

Sharron Dorsey Photo     As the President mentioned, the Bylaws Committee worked very hard to bring the Chapter Bylaws in line with the National Bylaws. We also reviewed the Chapter Policies and Procedures and realized they were not aligned with the current Chapter Bylaws and the National Policies and Procedures, so they have been amended as well. The Mission Statement as well was fine-tuned to best reflect our Chapter.
      With the rewriting of the Bylaws, Policies and Procedures and the Mission Statement, we feel we are now well in line to move forwards with our Mission and our members.

     Please take the time to review the By-Laws online.  (Go to www.mddccrs.com, and then Chapter Information, and then Bylaws.)  We will be voting on them at the March 11th General Meeting.

Positive Signs for Homeownership

Positive Signs for Homeownership     U.S. homeowners remain upbeat about homeownership, and many renters are warming up to the idea of owning their own homes, according to a recent survey by the NATIONAL ASSOCIATION OF REALTORS® (NAR) conducted by Harris Interactive. A large majority of homeowners (87 percent) and 64 percent of renters agree that owning a home provides a healthy and stable environment for raising a family. More than three-fourths of homeowners (77 percent) and 55 percent of renters believe homeownership helps them meet long-term financial goals, while 70 percent of homeowners and 48 percent of renters believe it helps them realize the American Dream.

     Nearly all homeowners (95 percent) and 72 percent of renters say that over a period of years, it makes more sense to own a home than rent. If they had to move in the next six months, 82 percent of homeowners and 50 percent of renters say they would prefer to buy a house. A majority of current homeowners (88 percent) say their ownership experience has been positive or very positive, while only 51 percent of renters have had positive experiences with renting.

     More than six out of 10 renters say they are at least somewhat likely to purchase a home in the future, and 24 percent are extremely likely to do so. Nearly three-fourths of young adult renters (74 percent) say they are likely to buy a home at some point in the future, while 43 percent of renters plan to purchase a home in the next three to five years. Many renters cite several obstacles to homeownership, however, such as a lack of money for a down payment and closing costs, finding a home that is affordable and job security.

PREPARING FOR HOME INSPECTION: An Article from Pillar To Post for you & your clients... 

THE INSPECTION-READY HOME

 

A professional home inspection can uncover previously unknown problems, both major and minor, allowing issues to be addressed before the sale is complete. By taking some important steps to prepare the property for inspection, homeowners can avoid some basic problems that might otherwise affect a clean inspection report.

 

Disclosures are a key component of any real estate transaction. Past problems including fire or water damage should be noted in the disclosure documents. Be sure to have access to building permits and plans issued for any major renovations; proof that such changes were done legally is extremely important. If there was work done that lacked proper permits, this will need to be disclosed as well. Have invoices and warranties available for major improvements, roofs, furnaces, and appliances.

 

Routine exterior maintenance is an easy way to keep up with minor problems before they escalate. Prior to inspection, repair any damaged masonry on steps and walkways, and seal cracks in the driveway. Not only will the home look better, but future problems can be prevented. Recaulk around exterior doors, windows, and flashing, and replace any missing or damaged shingles.

 

Inside the home, relatively minor fixes can improve the home inspection results. Repair leaky faucets and fixtures, and recaulk around tubs and sinks. An electrician should inspect receptacles and switches and make any needed repairs. Replace any cracked or broken window glass, and loosen any windows that are painted shut. If there is a fireplace, have it and the chimney cleaned and checked by a professional. If the home inspector can't see into the chimney because of soot buildup, they won't be able to inspect it and may need to return after it's cleaned.

 

Arrange service for the furnace and central air conditioning so that any issues can be addressed before the home inspection. If the home has battery-operated smoke detectors, install fresh batteries and install additional units if any are missing.

 

When the day of the home inspection arrives, a few easy steps will facilitate the inspection process. First, allow sufficient time for the inspection. A professional home inspection will take two and a half to three hours on average, longer if the home is very large. Most homeowners choose not to be present for the inspection, though the potential buyer will usually want to be there. The homeowner will need to provide keys to any locked areas, and access to the attic, crawl space, storage sheds, the garage, and yard. Be sure that the home inspector has access to components such as electrical panels, the water meter, and gas meter. Move objects from around the water heater, furnace, and central air conditioning unit so that the inspector can reach them unimpeded. In winter, clear walkways of snow and ice for safe access to the home.

 

Make arrangements for pets to be out of the home or in a crate for their own safety and that of the home inspector. Dogs in particular can be disruptive, and some may even be distressed by having an unfamiliar person in their "territory".

 

It is always a good idea to store small valuables and medications out of sight and in a secure location for your own peace of mind. One option is to simply take them with you when you leave the home during the inspection.

 

Taking these steps can go a long way in preventing or addressing problems that could negatively affect the inspection report. An inspection-ready home presents itself best for evaluation and makes the entire process go more smoothly.
