Last month we had a feature on a presentation from Al Neimi, the dean of the Cox School of Business at SMU. We were so impressed with the information he provided that Jake and Bob created a short video in which they discuss more of Mr. Neimi's comments. Last month's question was also found in a video about why you should never exercise the renewal option in your lease. The question was, under what circumstances should you actually exercise your renewal option? Wes Steifer with MS Dallas was our winner with his answer:
 

"You should only exercise your renewal option once your agent has secured market data for you and your landlord has submitted his initial quote to you. The new rental rate doesn't have to be finalized but quotes from the landlord are on the table and the tenant's representative has current market data with which to counter and negotiate effectively."

Website speedGoogle made an official announcement recently saying that Website speed, "how quickly a site responds to web requests", is now a ranking factor in Google's search algorithm. Fast websites will now be favored over slow websites in its search results.
The announcement sent shockwaves through the online business community where good Google rankings mean more visitors and business, higher visibility and brand awareness and where a loss in ranking can have devastating effects.

PGBT Eastern Extension Opens
Bush extension
The Texas Department of Transportation (TxDOT) opened Phase 3 of SH 161 on Saturday, April 10, 2010, eight months ahead of schedule.  Phase 3 includes the southbound lanes and service roads of State Highway (SH) 161 between SH 183 and Interstate Highway 30.

The project's three southbound lanes, along with all southbound exits (Trinity Boulevard/Shady Grove Road and Lower Tarrant) and entrances (Conflans Road, Trinity Boulevard and Oakdale Road) should now be open to traffic. 
 
I have one question though. Why is the Bush Turnpike also called SH-161 on the western and eastern ends, but it's SH-190 in the middle?  There's another $25.00 Brinker gift card in it for the first person to give us the correct answer.
