The North Central Texas Council Of Governments will hold a meeting to educate, inform, and seek input from the public on transportation issues in our region.  It is on December 18 at the Parr Library in Plano at 6:30 PM.  The Parr Library is on Windhaven Parkway at Midway Road just west of The Tollway.

"Recapture"
Recapture
Recapture is a term for the landlord's right to void a tenant's lease for all, or a portion, of the premises in order to prevent a sublease or assignment.
 
I saw this happen the day before a business sale was expected to close.  If the business has no place to conduct business or if they have to move, the business is no longer has the same value.  In this case, the landlord terminated the lease and offered a new lease at a 25% higher rental rate.  The buyer accepted that deal, but took the same dollar value out of the purchase price of the business.
 
If you know of someone thinking of selling or buying a business, please tell them to read the lease carefully - especially the sublease and assignment language.  Or better yet, have them contact Reata for a free lease review.
