Greetings! I spend a lot of time chatting with people about home staging, selling their homes, and what should be done to improve their home in preparation for sale. It's a BUYER'S MARKET out there today! Homeowners are looking for ways to grab the attention of the buyer and get their "For Sale" sign to say "SOLD"!
But how to do that? How do you make your home stand out from the competition?

regularly conducts its nationwide home improvement and home staging Home Sale Maximizer™ survey. Past findings from the survey have been a guide for thousands of home sellers in preparing their home for sale.

Home Staging is the second most valuable home improvement project to a
seller when it comes to selling a home by ROI (Return On Investment), and third most valuable
by price increase, according to surveyed realtors. Additional analysis

In comparison to the 2007 survey results,
the top five home improvements were the same, except that Lighten and
Brighten and Stage home for sale were flipped for second and third top
home projects.
Listed here are 10 "Quick Tips" for aiding you in the sale of your house.
- Clean, clean, clean. Dirt is a sales killer.
- Spruce up the front entry, as this is where buyers wait while the realtor gets the key to enter. Make sure the front door is freshly painted and welcoming, cobwebs are gone, and add some greenery decor to the area.
- Keep your target market in mind when you decorate. If you live in a neighborhood with lots of children, dress up one of the bedrooms as a child's room, even if you don't have any children living there.
- Brighten the house. Open draperies, use higher-wattage bulbs. People like bright rooms, and bright rooms seem larger.
- De-personalize. This is more than simply a buzz word. Remove your photos, diplomas and religious items. Find the mindset of "This is no longer my house, it's a product for sale".
- Keep furniture away from doorways, as this may make a room feel cramped.
- Enhance the "perceived value" of your home by purchasing beautiful bedding, shower curtain, towels, etc. After the house is sold, these items will be yours to enjoy in your new home.
- Store or sell excess furniture, exercise equipment, toys and clothing - rent a storage unit until the house is sold. Less is more!
- Update the kitchen and bathrooms with new hardware. Consider painting the cabinetry and replacing the countertops.
- Fresh flowers and the smell of freshly baked brownies make a buyer "feel at home".
