45-Hour Classroom Broker Pre-Licensing Course to be Offered November 26-30.
We will be offering a 45-Hour Classroom Broker Pre-Licensing Course from Monday, November 26 through Friday, November 30 at our Association Offices, from 8:30 am to 6:00 pm each day.
The Course will be conducted by our own Randy Templeman, who will be utilizing the new 5th edition of the New York Real Estate for Brokers textbook, by Marcia Darvin Spada.
The Course fee will be $375.00, including the textbook.

Sign Up Now for the October Monthly Business Meeting and Luncheon!
October's Association Business Meeting and Luncheon will be held Wednesday, October 10 from 11:30 to 1:30 at Terra Cotta at 79 State Street in Binghamton. The program will be our annual Meet and Greet the Candidates, where candidates for federal, state and local office will have a chance to sell their platforms to GBAR REALTORSŪ. Pop Quiz - REALTORŪ Review Readership
On average, we email each bi-monthly issue of the REALTORŪ Review to 473 GBAR Members. On average, what percentage of these recipients do you think open and read the REALTORŪ Review? Team Trivia Benefit for Lucy Singleton

MLS Miscellany - Homeowners Association Covenants and Bylaws
When taking a listing for a property governed by a Homeowners Association, it is always a good idea to secure that Association's Covenants and/or Bylaws and post them as a document with your listing.
In this way, potential buyers and their agents can familiarize themselves with the requirements of the Association, which often include dues and fees, as well as any specific liabilities the buyer might have to absorb if the seller does not meet Association requirements prior to the sale of the property.
Ensuring that all parties are aware of general and property-specific issues at the outset will avert any misunderstandings and potential deal-breakers in the future. When in doubt, disclose! |

Please take this opportunity to participate in the operation of your Association.
Ballots were mailed with complete voting instructions to voting GBAR Members on Friday, September 14, 2012.Ballots are due back at the Association Office no later than 5:00pm on Tuesday, October 9, 2012 and the results of the vote will be announced at the October Association Business Meeting/Luncheon on Wednesday, October 10, 2012. The results will also appear on Hot Topics on the GBAR Website, Board News on the MLS, and in the October 15 issue of the REALTORŪ Review.
Be Sure Your Vote Counts!
Please keep in mind these facts when you are preparing your ballot for the Budget Proposal:
·If you are mailing your ballot, be sure to allow enough mail time for the ballot
· Be sure to use the envelope provided and DO NOT remove your agent number from the back of the envelope. This information is used only to assure that a Member votes only once. If the number is removed it will void your vote.
· Do not sign your ballot. This also will void your vote. |

Martha Tubaugh, our GBAR MLS Support guru, will be providing MLS tips each issue of the REALTORŪ Review. Here's the first:
If you are unable to save a listing that you have just input and you get a message that says "CGI error":
The most common reason why you would get this error message is that you have copied and pasted your remarks in the field and you have used too many characters or you have put a letter, number, or symbol in a field where it doesn't belong. You can check if you have too many characters in the remarks section by putting your curser in the COMM SUB/AGCY field and tab into the remarks field and then into the private remarks field. If it cuts off any of your words then you have gone over the allowed characters.
