The Streak is Alive! Late Sales Reports Extend GBAR's Streak of Consecutive Months of Sales Growth.
In the June 15 issue of the REALTOR Review that GBAR May 2012 Sales fell short of May 2011's totals, seemingly snapping our streak of 10 consecutive months of residential sales growth.
Since then, however, additional May sales of $172,000 were reported to our MLS, pushing our May 2012 Sales above that of May 2011, and extending our streak to 11 consecutive months of growth. May Year-to-Date $ Sales volume and Units Sold are now up 20% and 24%, respectively.

President's Corner:
"Growing a Lead Garden"

Recently, without notice, I was very suddenly moved. I am now associated with Realty USA. As you all know, especially those of you who have moved from one office to another, this causes one to take a look at the business of doing business. I have been in Real Estate now for almost thirty years. I have been actively involved in the evolution of the housing industry, giving me the opportunity to learn many ways of producing systems that worked well in handling clients and customers. I have books and tapes of seminars by some of the best motivational speakers from whom one could learn.
All of this is just to ask you all, how is your business growing? Have you taken a look lately at the systems you have in place to meet your goals?
I am a people watcher, and have observed the peak performers in our area, and discovered how they have continued to succeed in a business that certainly has its ups and downs. For many years, simply going from one transaction to another could just keep your business alive. But in the 90's motivational speakers started talking about building relationships in your business. I like to think of it as your Garden Business. You don't need a green thumb, but instead of planting seeds, you will be planting "leads". Just as you take care of your flower or vegetable garden you can practice the same techniques in your Lead Garden. It will need attention and fertilizing, with emails, calls, and newsletters.
"What will this do for my business?" you ask. It will grow substantially because you will have established a referral network that will sustain your business even when you are away. Start a Lead Garden today and your Harvest will be bountiful!
I am happy in my new office and it has motivated me to reorganize my business. Whether you are new in the business or a seasoned agent, it's never too late to plant a Lead Garden and take care of those referral relationships. And I am never too busy to take your referrals!

23rd Annual J.S. Elliott Golf Tournament of Love a Big Success
On June 20th, GBAR's 23rd Annual J.S. Elliott Golf Tournament of Love was held at the Genegantslet Golf Club, and as usual, a great time was had by all. 80 Golfers, 20 Hole Sponsors, scores of door prize donors (and happy winners!), and over $3700 raised for the deserving kids at Camp Good Days and Special Times.

Board of Directors Candidates
Below are the bios of the three candidates for our upcoming Board of Directors elections. Come to our July 11 Association Business Meeting and Luncheon to hear them discuss their candidacy!

Patricia (Pat) Kilts has been a REALTOR® for nearly 30 years, first with Farrell Better Homes and Gardens, then Coldwell Banker, and more recently Realty USA.
An active member of the Greater Binghamton Association of REALTORS®, she has served on a number of Association Committees, including Education, Bylaws, Finance, and Government Affairs. In 2009, she was elected to the Association Board of Directors, in 2011 to the office of President-Elect, and in 2012 to the office of President. Her focus has been the provision of excellent service to Association Members, and to ensure the Association is prepared to meet the challenges of a rapidly evolving Real Estate industry.
Pat's business background has served her well in her many years in voluntary service. As a strong advocate for children and education, she held many positions with the New York State and National Associations of Parents and Teachers, while also serving her local school district, Chenango Forks.
Pat was born, raised and presently resides in Broome County. She is married with 4 grown children, 9 beautiful grandchildren and 2˝ adorable great grandchildren.
Hi, I am Dawn Roessing, am born and raised in Broome County. I have been licensed since 1987, am an Associate Broker, GRI, Green designation. Currently I am Chair of the Trade Show Committee, active on Community Service Committee. I participate in the Toastmasters Chapter. I am also a Wish grantor for Make A Wish of Central New York. I am looking forward to serving the Greater Binghamton Association of REALTORS, Inc. in moving forward. I currently reside in Hillcrest with husband Bob, we have a daughter Renea and son in law Jeff and 3 very active grandchildren.

Join the GBAR Finance Committee
The Finance Committee is organizing for 2012. If you feel you have the expertise to assist your Association by serving on this committee, please contact Chair, Diane White at dialdi@aol.com or Executive Officer Barry Arnold at executive@gbingar.com. Our first meeting will be held Friday, July 13, from 8:30 to 10:30 am at the Association Offices, and we expect to hold two more meetings on Friday, July 20 and Friday, July 27, again from 8:30 to 10:30 am.
The responsibilities of this committee are as follows:
- To formulate, review, prepare and present the annual budget to the Board of Directors and the membership.
- To ensure accurate tracking, monitoring and accountability for funds.
- To ensure adequate financial controls.

MLS Miscellany - Assessed Value
Here at the Association we receive a number of calls and "police" emails regarding the concerns with how listing data is input and verified. We thought we'd use this forum to mention the most common concerns, in with the intention of both educating our Members and improving the effectiveness of our listing content.
Today's Topic: Owner's Name
Many agents are inputting "OWNER" instead of the actual owner's name when filling out the listing form. Since the owner's name is not available on the public site, there is little risk if you put in the actual name. Keep in mind, too, that if anyone clicks on the Property Condition Disclosure, the owner's name will be there anyway.

Reminder: Payment of Association Dues and/or MLS Fees
As a reminder, your Association Dues and Fees billing for the second half of 2012 will be e-mailed to you at the end of May. These dues and fees must be paid in order for you to remain an active Member of our Association and MLS and receive the Association services.
Please mark your calendar that by June 30, 2012, the following amounts must be paid either on-line or to your Principal Broker:
GBAR Dues July-December $173.50
GBAR MLS Fees July-December $295.00
Please Note: You should have received your emailed billing notice from me on May 30. If you have not received your billing notice, please call the Association Offices at 729-6285.
Finally, now is the time to take care of any outstanding invoices that you have or your dues and fees payment cannot be accepted.

Supra Reminders
If you plan to discontinue using your Supra Key or are leaving GBAR at the end of June......
You must turn in your Supra Active-Key & charger to the Association Office before June 26. If the equipment is not returned by then, you will still owe the $105.62 Supra System Fee for July 1, 2012 through December 31, 2012 even if you are no longer using the KeyBox System or have discontinued GBAR Membership. If Active Keys and chargers are not returned at all, Supra may bill up to $250 per item.
If you are discontinuing use of the Supra Active Key or are not paying July's Supra invoice, you must also turn in all leased Keyboxes immediately. You will be billed for as much as $95 per box for unreturned Boxes.

Supra sent invoices for Active-Keys on May 29th. Payment are due on July 2nd and must be made directly to Supra Products. If you did not receive an invoice please contact Supra directly. |
