March GBAR Sales Volume Continues Strong Trend.
Residential $ Sales Volume for March was up 4.6%, and Closed Units Sold were up 3.6% versus March 2011 . This strong performance in the Greater Binghamton marketplace con-tinues a distinctively optimistic trend - March is the 9th consecutive month of positive growth which began in July, 2011.
This is great news for our market and for our REALTORSŪ.

Stop Press: Cook Resigns as GBAR President-Elect - Schoonover Elected.
Francie Cook, who has ably served GBAR as Director and President-Elect this year, has resigned the latter position in view of a new business venture she is pursuing in addition to her Real Estate business. Francie will remain as a GBAR Director for the balance of her 4-year term.
At today's Board of Director's Meeting, Anne Schoonover, a current Member of the Board of Directors, was nominated and elected to assume the office of President-Elect, in accordance with GBAR Bylaws. Anne will become GBAR President in 2013.

President's Corner - Pat Kilts
Professional Courtesy to all. Respect for fellow agents, clients, and buyers. Now that Spring has put us into the fast tract mode of listing and selling, we are making appointments with agents and sellers to get the houses shown and sold.
Let's follow the "Golden Rule": "Do unto others as you would have them do unto you.". We should respond promptly to all inquiries for information, especially when agents call to schedule appointments.
When showing properties, be sure and leave your business card. When leaving a property, remember to leave it as you found it. You will want to turn off lights, close doors, return keys to lock boxes or listing office promptly.
If you have to delay or cancel an appointment, call agent or seller immediately. Never criticize the property in the presence of the occupant; save discussion about the property for later.
Be aware of the unexpected, such as the handling of pets in an appropriate manner. Tell the occupant you are leaving after the showing.
Last but not least, present yourself in a professional appearance at all times, dress appropriately and drive a clean car. You know, we only get one chance to make a good impression.
Be the best at your business and it will pay off big!

Tax Treatment for Dues and Fees
For 2011, with NAR dues at $80 per member, NAR computes 26 percent or $21 to be nondeductible for the member`s income tax purposes due to NAR lobbying efforts. Please note that the entire $35 Public Awareness Campaign special assessment qualifies as fully deductible.
For 2011, with dues at $90 per NYSAR member, NYSAR computes $12 to be non-deductible for the member`s income tax due to NYSAR`s lobbying efforts. Membership dues are not deductible as charitable contributions, but may be deductible as ordinary and necessary business expense.
For 2011, GBAR dues were $173.50 in Jan. and $173.50 in July For 2011, MLS fees were $295.00 in Jan. and $295.00 in July For 2011, Supra Key fees were $99.08 in Jan and $99.08 in July. All these Dues and Fees are tax deductible. |

Energy Assessments and Home Energy Upgrades Available Free or at Reduced Cost
