Hot Building Trends for 2011
 
Home buyers are looking for open floor plans, energy-efficient features and plenty of closet space, according to panelists who spoke at two design trends seminars during the NAHB International Builders' Show in Orlando earlier this month.

This allows the host to interact  with dinner  guests in a spacious kitchen  while they are preparing food. This type of layout is actually proven to sell better which means the house is on the market for less time providing a quicker return on investment. An open floor plan makes your space seem bigger and more up to date; however, rooms with competing decor, such as a contemporary family room versus a traditionally styled kitchen, can make blending the space a challenge.

 

Most, prospective buyers are looking for small details: the custom built-in desk under a stairway or the courtyard tucked between the two downstairs bedrooms. To be successful in the current marketplace, builders should be creating features providing memory points for potential buyers.


Finally, energy efficiency is one of the hottest trends. Efficiency takes many forms, including builders adding insulation in the walls, using better windows with glazing and higher "R-value", sealing ductwork so it doesn't leak air, and Energy Star-rated appliances throughout the home. Some builders are even installing low-energy LED accent lighting. Many builders are now offering a guarantee on ongoing energy savings to homeowners for their new home. The builder "does the math" on the savings for buyers, estimating their savings as part of the sale process.

Gone are the days of homeowners putting in new finishes and appliances in their home and calling it a successful remodel. Recent consumer polls show that 49 percent of homeowners consider the final outcome and design as the greatest determining factor of a successful remodel.

 

Today's homeowners are smarter and more strategic when it comes to remodeling their homes.

They want their design to cater perfectly to their lifestyles and how they intend to use the space. Good design means more than customization of the home. Design work can bring multi-functional capabilities to a room, for example, a kitchen that also serves as the living room. Or, it can enhance the flow of the space by widening walkways and adding more access to the space from various parts of the home.

 

Once homeowners start to sense the magnitude of possibilities within a remodeling project, they start to get more involved giving specifics about the design and how it's going to impact their space. This means you as a contractor will be at a work site for a longer period of time and consequently gives you the ability to make more money.

Many remodelers put clients through special exercises to get them to think about their lifestyles. It's the contractor's job to ask clients detailed questions about how they live and the things that are most important to them in order to create a "perfect space".  Whether it's a questionnaire or a walk-through of the current home, the main goal is that you know what is desired so that the outcome meets expectations.


The unstable economy in the past few years may have a slight relation to the recent findings. Homeowners have started to show a more practical attitude toward spending in the downed economy which in turn has amplified the homeowner's involvement in each step of the remodeling process. That way, no leaf goes unturned. This may be overwhelming for some contractors; however, customer relations is the key to success. By understanding the customer's needs and wants, you will be able to better satisfy their expectation when the project is finished. This usually means open communication lines and joint decision making in every aspect of the job-budget, design, material selection, timeline and management.
Finally, it is important to remember that customers see remodeling their homes as a solution for the rest of their lives, they don't think of remodeling as a short-term investment!

Staying current on developing products is one thing that Ring's End prides it self on.  Recently, several employees enjoyed a 2-day workshop put on by Festool.  This was an educational event for the employees who attended; growing thier product knowledge. This presentation highlighted the unique "systems" approach that makes these tools so exceptional. It was a workshop which put the latest saws, routers and sanders through their paces.
