Greetings!

 

Forecasters say we're in for another snowy winter with considerable icing in March. If this is the case, let me pose a question to you...What have you done to protect your home from the inevitable snow accumulation on your roof, and ice damming that is sure to result? If we have the snow fall accumulations that we've had the last couple of years, we are sure to see additional water damage from roofs that typically do not experience this problem.  I am sharing this information with you as it is not too late to take action.

Ice Damming - What you Should Know

The damage that can occur from ice damming may affect what I would refer to as a gable or 'A' framed roof. But, we cannot overlook possible problems with the flat or low sloped roofs which are so prevalent in our area. They are notorious for ice build up at the roof's drainage point. Downspouts freeze over and prevent proper roof drainage. Then, as many of you know, the melting snow or rain water cascades over the side of the roof wall, resulting in water intrusion within the home through the roof, ceiling and/or penetration through the exterior walls.
 

Those of you whose homes suffer from this condition year after year, do not have to endure this dread every winter. A simple installation of an electric heating device can prevent this condition from occurring. All that is needed is for someone (like a professional roofer) to install the device. I do not recommend doing this yourself. Too many people fall off roofs or burn down their homes by doing things the WRONG way. Once installed, one simply needs to plug in the device or flip a switch to turn it on, and the de-icing or even better, the prevention of icing at the gutter and downspouts can be begin.
 

What you should know:
1.) Hire a professional to install these devices. Consider my friends at AMDG (see their ad in this newsletter)
2.) The systems should NEVER be installed using extension cords. An electrical box with a GFI protected outlet needs to be installed preferably at the gutter area. The wiring needs to run in solid conduit directly from the main electrical panel.

Some systems have sensors to take the human element out of the scenario. While others have to be physically turned on by the homeowner. Obviously the automatic systems are more expensive, but if you forget to turn on the coils before it snows, it's too late. Also, if you forget to turn them off, they can burn out.

In my opinion if you have icicles forming at the roofs edge, it should not be ignored. As the old saying goes, an ounce of prevention is worth more than a pound of cure.
