The Use of Coming Soon Signs     

It is an increasingly popular practice to place a Coming Soon sign to attract early attention for a property. However, anyone engaging in this advertising method should beware they may be running afoul of the Missouri and Kansas Real Estate Commissions.

 

Both Missouri and Kansas require a listing agreement to be in place before any advertising is conducted and this includes these signs. Verbal requests by the owner, or letters or email permissions from sellers, etc. are not sufficient to satisfy the license requirements. (Although it was previously believed this might be adequate in Kansas.) There are numerous potential violations involved with this practice and there are no exceptions for who (or what) the Seller may be, i.e. HUD, a foreclosure company or bank. To file a complaint or obtain additional information a licensee should contact either real estate commission.

Are Banks Getting Better at Short Sales?       

Some home owners are reporting that banks are now not only more willing to consider short sales, but are even offering incentives to owners to complete these transactions instead of letting properties go into foreclosure.
