SomeThoughts... Some have asked or noted that our group is bringing speakers in to 'SELL to US' every month. Others welcome the chance to hear experts that have DONE what we are trying to do. The Mission of JaxREIA includes offering you a member benefit to get exposure to EXPERTS in the field of real estate and wealth building. We ARE still a MEMBER TO MEMBER group and will try to have at least half of our monthly meetings dedicated to that purpose! New investors often ask 'Where do I get the paperwork?' The answer: You BUY it from the speakers! When you purchase speaker packages you buy the right to use their forms! Most include phone support! If you use 'generic' paperwork it may not be tailored to our state. If you are at all in doubt AND even when using the 'expert' forms, do your DUE DILIGENCE and make sure you get the right paperwork! Use title agencies and lawyers to make sure you are right! So the 'Experts' we bring to you several months during the year offer you a 'part' of your education to Real Estate Investing. As with any investment IT IS NOT FREE! But the VALUE for you dollar with JaxREIA is returned MANY times over! So take advantage of this MEMBER BENEFIT your Association brings to you. CPA, MS Taxation, Real Estate Investor Al has been a real estate investor for over 25 years. He first got his real estate license and went on to broker millions of dollars of real estate. He then got his CPA by passing the first time; then got his Masters in Taxation graduating with highest honors in this rigorous program. Guests may attend for a $20 guest fee, and receive a $20.00 credit toward your Full Membership dues (up to $40), which must be used with in 60 days of visit. Members attend for free.

Can An LLC Create And Support Tax Deductions? by Al Aiello
Yes! But first, if you have not done so, set up a limited liability company (LLC). Then elect the LLC to be taxed as a partnership (with at least two members) so you have an LLC-Partnership which is both a legal and tax entity (with a low IRS audit profile) and the best entity for real estate.
