Let's have some fun. The Grapevine has learned that some folks think it is difficult to drive around in Downtown Roanoke. They feel that perhaps they wait at a few too many traffic signals.

 

Here's your chance to vote for Downtown Roanoke's Most Superfluous Traffic Light, or MSTL. Refer to the map below and tell us which traffic light annoys you the most.

Industrial Market Responds    

Absorption Up in 2nd Quarter  
 
                                       

A few months ago in this column I asked how the Roanoke Industrial market would respond to the additional inventory that had been dumped (over 400,000 square feet) in the first quarter of 2012.

 

It seems that the early results are positive. Total Net Absorption in Q2 was 173,000 square feet which represents 40% of the additional vacancy that hit the marketplace in Q1. This lowered Roanoke's overall industrial vacancy rate from 13.4% to 12.8%. This all occurred without a corresponding increase in rent rates. In fact quoted rates for Q2 were up an average of $0.04 per s.f.

This property that housed Isaac's and Norberto's restaurants was sold at a highly publicized auction in March. Let's break down the sales price. Remember the property contained two fully built-out restaurant spaces, some upstairs offices and 40 parking spaces. It sold for $55.24 per square foot, $250k below assessed value, and for only $5,000 more than the previous transfer in 2008. Bargain?
