The Grapevine is pleased to see that The Roanoke Times has picked up on the Downtown Roanoke hotel story. Read it here. Of course the Grapevine reported it right here 11 weeks ago - but who's counting?

 

This week the Grapevine has learned that the entire 58,000 square feet of the former CMT building has been leased to a national provider of business fulfillment services. Look for renovations to begin soon.

Once retailers deem the population and total available dollars in a region sufficient, they will conduct a "gap analysis". A gap analysis determines the difference between demand and supply for a particular product category in a given market.

 

A "gap" of zero means that supply and demand are in balance, and that consumers are not having to go outside the region to purchase the particular product or service. It also means that no further supply of the product (in the form of additional retailers) is warranted. Expressed in dollars, a "negative gap" indicates that demand is not sufficient to continue to support the current supply. In this scenario retailers need to draw money from outside the region or they will struggle. Conversely, a "positive gap" indicates that demand is not being met and that an opportunity may exist for additional retailers.
