AIR Commercial R/E Seminar & Mixer at STC Center 美國工業地產協會座談會在STC Center舉辦
9月29日,由美國工業地產協會(AIR)主辦、STC資產管理公司協辦的美國工業地產協會座談會在羅蘭崗四季廣場STC Center成功舉辦,近70位地產經紀和其他業內人士出席了活動。
活動中,AIR的執行董事Timothy Hayes向與會者介紹和演示了AIR最先進的工商管理系統,并解答了與會者的提問。Lee & Associates的高級副總裁Joseph Lin和STC資產管理公司的執行長許惠欽先生也上臺分享了心得。地產經紀們瞭解到了如何利用這一龐大而便捷的地產數據庫輕鬆拿到第一手資料,從而助他們的事業一臂之力。
除了精彩的講座,與會者還享用到了主辦方提供的豐盛午餐,并獲得了一次難得的與同行進行交流和學習的機會。

STC NewsInvestors Remain Enamored with Drugstores
低風險 收入穩 投資青睞藥店
記者陳慈暉洛杉磯報導 當中國大陸投資資金湧向南加的住宅、旅館、辦公樓等市場時,美國本土及南加投資者則出現青睞藥店的投資現象,而且這股投資熱尚未消退。
Marcus & Millichap房地產投資服務公司最新報告指出,今年淨租賃房地產(Net Lease Properties)市場的第二季度中期市場觀察,藥店的房地產銷售成長近10%,該類房地產的中間價也上漲3%,每平方呎平均價格為334元。
房地產專家分析,銀行貸款的有利條件,催化投資者購買藥店類房地產的意願,目前處於銀行房貸利率的新低點,像藥店這類淨租賃的房地產,由於投資風險較低,銀行願意放貸出六至七成的貸款額度,貸款平均年利率在5.5%左右,貸款期限則可長達10至30年。若貸款者投資的承租者是Walgreens、CVS等連鎖藥店,貸款額度甚至可達85%。
國際商業不動產協會董事許惠欽表示,藥店這類淨租賃的房地產,租客純粹只支付租金,投資購買的房東則需負擔產業稅、房屋保險、維護管理費、修繕費、水電及雜支,不過,這類房地產由於純粹出租,投資報酬率在5.5%至8%之間,不僅風險低,而且租約通常都是10至20年的長期合約,可帶來穩定的長期收入。
全球商業房地產公司(CBRE)投資顧問胡正華指出,近兩年Walgreens連鎖藥店擴張迅速,該公司就曾為Walgreens在蒙特利公園及亞凱迪亞市尋求開店據點,這類大型連鎖藥店承租有兩種方式,一是向業主租地,自行蓋藥店,另一方式是由業主蓋好藥房店面,再租給Walgreens,而且這類連鎖店偏好多族裔混居的城市或地段。
