STC News New Developing Project in Los Angeles means business! 洛市新開發案 濃濃商機
記者陳慈暉洛杉磯報導 與國際大城市或全美大城市相較,洛杉磯長期被譏笑為沒有市鎮中心的都市,有如上不了檯面的「小家碧玉」。 不過,隨著洛市中心建造專業足球場的可能性不斷升高,洛杉磯市開始吸引開發商關愛的眼光,全新大型購物中心、翻新的辦公樓及酒店等開發案,像鴨子划水般陸續展開運作,讓洛杉磯有機會,再經歷一次改頭換面,成為浴火重生的耀眼鳳凰。 環 境工程博士、每天搭通勤火車至洛市上班的伍立倫表示,他很喜歡做城觀察,他發現與華盛頓DC、亞特蘭大、芝加哥、紐約等大城市相較,洛杉磯市有一個特別之 處,就是聚集觀光、商旅人潮的洛杉磯大會堂旁,沒有旅館、逛街購物及餐飲等機能性服務業,這讓城市的發展及商機受到侷限。 國際商業不動產協會董事許惠欽表示,時至今日,洛市的人口及收入結構有很大的質變,許多專業高薪的白領族開始進住市中心,再加上市中心建足球場的藍圖已隱然若現,各種天時、地利、人和條件的匯聚,自然對各大開發商、零售商、旅館酒店業者產生磁吸效應。 伍立倫說,洛市種種利多消息及走向,不僅讓開發商聞「機」起舞,也讓房地產的投資人或購屋者奮勇前進,洛市中心周邊的多處舊公寓,已逐步開始改建,他的許多同事也開始選擇在洛市中心、周邊租賃或購買售價不低的公寓。 洛市中心新一波的房地產開發,將進一步讓城市的住民人口、進駐產業重新洗牌與卡位,匯聚更多的人潮與錢潮,但蓬勃發展前景的背後,是否會造成洛市必須犧牲環境及居住品質,作為換取繁榮的代價? 伍立倫認為,南加州的建築法規及建管是出名的嚴格,高標準的審核及檢驗,讓許多開發營建商望之卻步,但未來若想吸引開發商及投資者,勢必會政策鬆綁,並祭出配套措施。 目 前正參與洛市重建規畫計畫的許惠欽說,未來要將洛市改造為住商混合、兼具各種消費生活機能的國際都市,住宅區開放重建住商混合區,工業區要重畫成可蓋酒 店、旅館的開發地目,都是洛市政府要做的,但未來洛市也將嚴格要求新開發符合綠建築的高標準,屆時,透過環保高科技建材及技術,改頭換面的洛市將有跳躍性 的成長,可拉近與各大國際都會的差距,甚至不排除有領先的可能性。 此外,火車、地鐵、市內公車系統的建設,伍立倫說,洛市全部已建設到位,匯聚更多人口及商業、休閒、服務產業發展,不致造成洛市的交通惡化或負擔,但須加強洛市與聯外交通系統的整合。

Community News Booming Asian restaurant business in East San Gabriel Valley 亞裔餐飲業東進 商機旺

聖蓋博谷東區商機正旺!儘管經濟不景氣,近年來聖蓋博東區商場如雨後春筍般崛起,隨著新興商場愈來愈多,聖蓋博谷西區、洛杉磯市中心甚至南灣一帶華裔、日本與韓國等餐廳也「逐漸東進」,東區儼然成為「亞裔大本營」。
沿著可利馬路(Colima Rd),從Fairway向西過了Azusa路,近年來成了亞裔新興聚集區,光是華裔大型商場,就有大華、香港、太平洋、鑽石、夜市,到去年落成的四季,加上明年初完工的明珠等,連阿蘇薩大華對面的主流商場,也慢慢引進華資餐飲。 其中,近年來在爾灣爆紅的「85°C」即將於本周六(13日)在哈仙達岡開新店,預計將東區餐飲帶動更多新潮流。這家來自台灣的連鎖麵包、咖啡店,其海鹽咖啡、現烤麵包,每天吸引大排長龍的顧客。 據該店業者透露,由於不少排隊的顧客,來自北邊如聖蓋博谷地區,因此決定在東區開分店。目前美國僅爾灣與哈岡兩家分店。 「85°C」聲名遠播,不少消費者對「聖蓋博谷東區要開分店」消息,相當期待,一位住在巴沙迪那消費者指出「周末不用塞到爾灣了」。但也有不少住在可利馬附近的居民,則開始擔心「假日塞車又要更嚴重」。 事實上,聖蓋博谷東區近年來可說是亞洲餐飲「兵家必爭之地」,從天仁茗茶、爵士貓、米雪兒餡餅等,不少在聖蓋博谷西區站穩腳步的餐飲業者,紛紛搶攻東區市場。 不僅如此,位於小東京一家日式居酒屋「Honda Ya」,近年也在阿蘇薩路(Azusa Rd)過山谷大道以北開分店,儘管並未在商場聚集地,每到用餐時間,人潮不斷。小東京另一家Curry House,則早在幾年前就在可利馬路上開分店。 Honda Ya一位日裔工作人員表示,日式燒烤居酒屋有不少華裔顧客,東區開分店不僅能吸引東區民眾,假日更有許多來自橙縣、河濱縣或聖伯納汀諾縣顧客,甚至曾有河濱縣華裔客人向他表達謝意,感謝他們在東區開分店,因為「距離近多了」。 東區商機多,但競爭也多。同樣做糕餅的一東區商家負責人不諱言「愈多同質性商店進駐愈有競爭」,但也樂見聖蓋博谷東區商圈「愈來愈旺」。 Back to top

健康, 愛與智慧

We are all very familiar and understand how important 'health' and 'love' to us because we encounter it very often in our life. Since the first second we were born we cried, yet we stopped crying when we laid on our mothers arms. That is our first 'love'. Wisdom is more abstract to define. Different people, different age may have different conception on 'wisdom'. The following is old man's wisdom; a story has been circled in the internet. I think it is a funny example but it is very true in fact.
You Got Wisdom!
A guy is 84 years old and loves to fish. He was sitting in his boat the other day when he heard a voice say, "Pick me up."
He looked around and couldn't see anyone. He thought he was dreaming when he heard the voice say again, "Pick me up." He looked in the water and there, floating on the top, was a frog.
The man said, " Are you talking to me? "
The frog said, "Yes, I'm talking to you. Pick me up then, kiss me and I'll turn into the most beautiful woman you have ever seen. I'll make sure that all your friends are envious and jealous because I will be your bride!"
The man looked at the frog for a short time, reached over, picked it up carefully, and placed it in his front pocket.
The frog said, "What, are you nuts? Didn't you hear what I said? I said kiss me and I will be your beautiful bride."
He opened his pocket, looked at the frog and said, "Nah, at my age I'd rather have a talking frog."
