Increasing Real Estate Buying Power from China
購房產 大陸客胃口愈來愈大

新港灘兩大標誌性建築巴博亞灣俱樂部（Balboa Bay Club）和新港灘鄉村俱樂部（Newport Beach Country Club）上周宣布，產業均被中國深圳富豪鐘馨稼收購，但價格、細節未公開，新聞稿僅強調易主後人事不變。華裔地產專家表示，鐘馨稼採購案應只是中國投資 客的冰山一角，未來還有更大投資案接踵而至。

據持有兩俱樂部的IBC（International Bay Clubs,Inc.）媒體公關Peter Bretschger表示，這筆交易細節未定，且有30天運作期，交易還需市府核發許可。

 

交易案中，代表鐘馨稼出面的是Seven-One Capital-Business Inc.，公司於德拉瓦州註冊，從網路與黃頁均無法取得聯繫資訊，加上無合約細節，當事人不對外說明，不免讓外界疑惑。

 

國際地產專家吳程遠認為，來美採購物業的重量級買家因財務不願曝光，很多人行事低調，不願假手於本地大型仲介。涉及買俱樂部的案子手續繁雜、牽涉甚廣，通常由收購團隊負責，拒絕透露細節並不奇怪。

 

橙縣房地產經紀李秉信坦言，不清楚此案，但他得知許多大陸採購團近年來胃口加重，將觸角伸進觀光景點周邊的旅館飯店。他說，之前手上才處理兩個案子，客戶豪氣買下兩座迪士尼樂園旁的旅館，準備大張旗鼓。

 

他分析陸客熱錢湧入，主要是因為美國「房價低、匯率低、利率低」的三低利多，加上在知名景點旁擁有物業值得炫耀，並考量大批大陸團、留學生前來消費。現在陸客對美瞭解更多，未來手筆也會逐筆加大，買度假俱樂部等大型物業將成為趨勢。

 

國際商業不動產協會會長許惠欽表示，陸客投資已呈趨勢，強大購買力過去還沒發揮，是因為對美國熟悉度不高。如今時機成熟，未來會一波接一波搜購物業，金額將從現在的千萬元為單位，一舉跳到動輒數億美元，這種走勢如同當年日本大肆進軍美國一般。

 

他分析，許多大陸企業家洞悉中國房地產遲早會泡沫化，趁現在風險低時插足美國市場，利用「買低賣高」操作手法，一方面擴大事業版圖，未來還能轉賣後進的大陸買家，藉此來轉取差額。

 

房產經紀謝宗煌說，大陸來美收購已從獨棟的民宅，跳到旅館、購物中心甚至度假村格局。這次新港灘兩大俱樂部被收購應為冰山一角，還有更多低調大買家檯面下運作。據他所知，在巴沙迪那、河濱縣、科洛納等地30個單位以上的社區，都有大陸買家整個包下，為未來投資布局。

Kiwanis Club of Hacienda Heights
"Stuff the Bus" project

 

The Kiwanis Club of Hacienda Heights is trying to literally Stuff the Bus with school supplies to help children in need get a good start to the school year.

The school bus parked in front of the City of Industry Wal-Mart on Aug. 13 won't be for passengers.

Instead, this will the site of the "Stuff the Bus" school supplies drive sponsored by the Kiwanis Club of Hacienda Heights. This is the inaugural drive of what will become an annual event.

The "Stuff the Bus" event will be held from 8 a.m. to 8 p.m. Saturday August 13th in the Wal-Mart parking lot at the corner of Azusa Ave and Gale Ave.

The Kiwanis Club has received a generous donation of $500 from the City of Industry Manufacturers Council to help kick-off this event.

The Kiwanis Club will be working with their sponsored youth clubs, Key Clubbers and KIWIN's from the High Schools and Builders Clubbers from the Middle Schools to fill the bus with your donations.

The supplies will be donated to the Hacienda La Puente Unified School District to help supplement students in need of school supplies. Please consider stopping by to purchase your school supplies and buy a few extra to donate so we can give back to our community and specifically the children in need in our Hacienda - La Puente Unified School District.

Job Fair to Headline Annual Educate & Celebrate Festival

The 5th Annual "South Whittier Educate & Celebrate Festival" is returning to Adventure Park on Saturday, August 13, Supervisor Don Knabe announced recently.

The "South Whittier Educate & Celebrate Festival" is once again expected to draw thousands from the community. There will be over 100 vendors in attendance that will have booths set up in the park for the event. There will also be a Health Fair, Job Festival and Food Drive between the hours of 10:00 a.m.-2:00 p.m.
