美日地產大咖 擁抱投資客

拜新台幣匯率持續升值，美國房地產市場出現觸底格局，日本、台灣和中國大陸買家紛紛組團赴美「獵樓」置產所賜，美國CCIM國際不動產投資師協會昨（11）日專程來台，積極向台灣投資人招手，鼓勵台灣人「買進美國」。

無獨有偶的是，日本排名前3大的三菱集團三菱地所，也和信義房屋首度合作，跨海來台「台日聯賣」，促銷東京新宿的預售豪宅。

美國CCIM總會理事長理查．爵許Richard Judge昨天應CCIM台灣分會之邀，專程來台，行銷美國。他強調，很多跡象顯示，美國房地產價格已進入谷底，而且美國資本市場已慢慢復甦，許多資金正從商業不動產抵押貸款擔保證券(CMBS），被釋放到商業不動產市場上。而且，商業不動產的需求增加，在在都說明，投資美國房地產買點浮現。

理查表示，最近很多中國、日本和台灣的華裔買家，正紛紛組團到美國物色不動產投資標的物。華府特區、洛杉磯、紐約、舊金山等城市，已看到許多國外投資人數量激增中。

美國CCIM最新調查更顯示，目前以出租住宅是最熱門、最被看好的不動產；其次，為零售商場、工業不動產、旅館等工業和商業不動產。

美國加州STC資產管理公司執行長許惠欽表示，有些銀行法拍屋也被台灣客相中。此時買進美國，正是時機。

此外，日本三菱地所也選在建國百年元月，首度跨海來台，進行跨國賣屋。信義房屋2010年8月正式開幕信義不動產株式會社，設立東京分公司後，即引介許多台灣客到東京置產；2011年元月，再度擴大到東京預售屋代銷領域，和三菱地所合作，來台促銷東京新宿預售屋「The Park House新宿Tower」，預計今（12）日上午，正式對外宣布。

三菱集團是繼新光集團新光國際開發公司董事長林伯翰，去年引進日本西武集團的不動產，在台銷售之後，第二家高調宣布搶攻台灣市場的日本地產開發商，預期「日屋台賣」將蔚為趨勢。
